Tenants Charges

If you choose to apply for a rented property through Jackson-Stops & Staff, in addition to the rent, prior to the commencement of the tenancy you will be required to pay the following:

Tenancy Agreement Fee: £150 plus VAT (Total £180).

Referencing Fee: £30 plus VAT (Total £36) per person applying for the tenancy and for each guarantor who may be required.

Renewal of Tenancy Fee: if you decide to renew your tenancy agreement after the initial term, there will be a further charge of £70 plus VAT (Total £84) for the preparation of the tenant's renewal documentation.

Security Deposit: All rental properties require a deposit to be taken and held as security throughout the term of the tenancy. It is registered and protected under the Tenant's Deposit Scheme and returned to you after the end of the tenancy, less any agreed deductions. Your deposit is usually equivalent to six week's rent.

You will also need to pay for the inventory check-in/out (depending on what is agreed) and the cost of this will depend on the size of the property. At the end of the tenancy, you will also be responsible for paying for a professional clean.

INITIAL PAYMENT

Rent is payable in advance, usually monthly or otherwise as agreed.

When you apply for a tenancy of a property, you will be required to make a Payment of Intent which is usually the equivalent to one week's rent. This Payment of Intent will be offset against the total of initial monies required before the commencement of tenancy.

The payment formalises your intent to proceed with an application for a tenancy, subject to contract, though it is refundable should you decide not to proceed with the tenancy. However, if you decide not to proceed, then all of the charges and fees listed above will be deducted plus an administration fee of £50 plus VAT (Total £60). Should the landlord withdraw for any reason other than inadequate references, then the Payment of Intent will be refunded in full. Should the reason be for inadequate references, then the Payment of Intent will be refunded less the referencing charges as detailed above and an administration fee of £50 plus VAT (Total £60).

Payment of intent: When your offer to rent a property is accepted by the Landlord you will be asked to make a Payment of Intent of £250 plus VAT (total £300) to formalise your intent to proceed subject to contract & satisfactory references. This will be offset against the initial monies requiredbefore the start of the tenancy. If you withdraw your application or fail to provide satisfactory references please note that this fee is not refundable. If the landlord withdraws for any reason (other than unsatisfactory references) then the Payment of Intent will be refunded to you in full.

Payment of intent: when you apply for a tenancy of a property you will be asked to make a Payment of Intent of half the first months rent. This will be offset against the initial monies required before the commencement of the tenancy. This payment formalises your intent to proceed with an application for a tenancy subject to contract. Should the Landlord withdraw for any reason other than inadequate references then the Payment of Intent will be refunded in full. Should the reason be for inadequate references then the Payment of Intent will be refunded less the Administration and Referencing Fee detailed above £75.00 per applicant.

Payment of intent: When your offer to rent a property is accepted by the Landlord and your references are satisfactory you will be asked to pay the equivalent of half a months rent to formalise your intent to proceed subject to contract. If you withdraw your application please note this fee is not refundable. If the landlord withdraws then the Payment of Intent will be refunded to you.

Rent: This is payable monthly in advance.

If you choose to apply for a rented property through Jackson-Stops & Staff (Cotswolds, South & West Midlands) Ltd you will be required to pay the following charges:

Payment of Intent towards administration and referencing costs to formalise your intent to proceed subject to contract & satisfactory references: £200 plus VAT (total £240). This is payable to Jackson-Stops & Staff when the offer is accepted. If you withdraw your application or fail to provide satisfactory references please note that this fee is not refundable. If the landlord withdraws for any reason (other than unsatisfactory references) then the Payment of Intent will be refunded to you in full.

Inventory check-in and check-out fee: The cost will vary depending on the size of the property and whether or not the landlord prepares it him/herself.

Security deposit: A deposit is required as a security throughout the term of the tenancy. It is protected with the Tenancy Deposit Solutions Ltd (mydeposits.co.uk) and returned to you after the end of the tenancy, less any agreed deductions. It is usually a minimum of one and a half month's rent but can be more, in certain circumstances, such as where pets are permitted.

Renewal tenancy fee: If a further tenancy is agreed after the initial term, there will be a charge of £115 plus VAT (total £138) for the preparation of the tenant's renewal documents and renewal of the tenant's deposit protection. If the tenancy rolls on into a statutory period tenancy after the initial fixed term, there will be a charge to the tenant of £50 plus VAT, towards the administrative cost of re-protecting the tenant's deposit.

The rent will be payable monthly in advance unless otherwise stated by Jackson-Stops & Staff or by mutual agreement prior to the commencement of the tenancy.

The first month's rent and the deposit must be lodged as cleared funds in the Jackson-Stops & Staff client account prior to the commencement of the tenancy.

In some cases Jackson-Stops & Staff act as sub-agents, in which case these charges may not apply.

It is refundable should you decide not to proceed with the tenancy. However, if you decide not to proceed then all of the charges and fees listed above will be deducted plus an administration fee of £50 plus VAT (total £60). Should the landlord withdraw for any reason other than inadequate references then the Payment of Intent will be refunded in full. Should the reason be for inadequate references then the Payment of Intent will be refunded less the Administration and Referencing Fee detailed above and an administration fee of £50 plus VAT (total £60).
