Tenants Fees

Pre-Tenancy

PAYMENT OF INTENT
When you apply for a tenancy, you will be required to make a Payment of Intent which is usually equivalent to one weeks' rent. This Payment of Intent will be offset against the total of initial monies required before the commencement of tenancy. The payment formalises your intent to proceed with an application for a tenancy, subject to contract, though it is refundable should you decide not to proceed with the tenancy. However, if you decide not to proceed, then all of the pre-tenancy charges and fees listed below will be deducted plus an administration fee of £60.00 (including VAT). Should the Landlord withdraw for any reason other than inadequate references, then the Payment of Intent will be refunded in full. Should the reason be for inadequate references, then the Payment of Intent will be refunded less the referencing charges as detailed below and an administration fee of £60.00 (including VAT).

RENT

ALTERATIONS TO AGREEMENT
Any alterations requested by the Tenant's solicitor to our standard Tenancy Agreement will incur a fee of £90.00 (including VAT) per hour.

REFERENCES
The Company uses a Credit Reference Agency to process references. You will be asked for details of current and previous addresses, employer, bank and personal references. There is a fee of £50.00 (including VAT) payable per Tenant for processing the application. A further fee of £50.00 (including VAT) may be payable if a guarantor is required.

PETS
Not permitted by most Landlords. When pets are allowed, the security deposit is increased to the equivalent of 2 months' rent.

CHECK-IN
We will follow the instructions of the Landlord in making arrangements for the inventory check-in. An Inventory check-in is conducted at the time of possession by an independent inventory clerk. The Landlord is responsible for the check-in charge. Possession is granted after such a check-in, which is conducted during office hours Monday - Saturday. The costs will vary depending on the size of the property. It is advised that the Tenant attend the check-in appointment.

During Tenancy

UTILITIES
All utilities except telephone and other telecoms must be transferred into the Tenant's name at the commencement of the term. If accounts have not been held during the last six months in the UK, it may be necessary to pay a deposit (approx. £100.00) to the Electricity Board and / or British Telecom or to pay monthly by Direct Debit.

AMENDEMENT FEES (Tenant's share)
Renewal Addendum, Memorandum of Agreement or Deed of Variation fee of £100.00 (including VAT).

EARLY TERMINATION
Should a Tenant wish to terminate the tenancy before the end of the term and the Landlord agrees, the Tenant will be liable to pay the rent until the term expires, or the property is re-let, whichever is earlier. The Tenant will also be responsible for the repayment of the pro-rata commission paid in advance by the Landlord for the unexpired portion of the tenancy, unless the Tenant is exercising a break clause which is contained in the Tenancy Agreement.

CHANGE OF TENANT
Should an individual Tenant wish to vacate the property and replace themselves with an alternative Tenant, they will be obliged to obtain written consent from the Landlord. Upon receipt of this consent the Agent will draw up a new Tenancy Agreement to be signed by all parties. An administration fee of £420.00 inclusive of VAT will be charged for this service.

NON-PAYMENT OF RENT
An administration fee of £50.00 (including VAT) will be chargeable for each letter sent by us regarding late or non-payment of rent or administration charges. If any charges remain outstanding at the end of the tenancy, we will deduct the total amount from the security deposit.

REFERENCE REQUEST
The Tenant may request a reference at any time. The administration fee for the service is £50.00 (including VAT) and is payable when the reference is requested.

Post-Tenancy

PROFESSIONAL CLEAN
At the end of the tenancy, the Tenant will be responsible for paying for a professional clean.

CHECK-OUT
We will follow the instructions of the Landlord in making arrangements for the inventory check-out. Unless otherwise agreed, the Tenant will be liable for the cost of the check-out. The Tenant will be liable for the cost of any missed appointments/cancellation fees. The Tenant is aware that the cost of the check-out appointment is variable, depending on the size of the Property. It is advised that the Tenant attend the check-out appointment.

Other

UTILITIES
The Tenant is responsible for settling and closing all final utility accounts at the end of the tenancy.

TV LICENCE
The Tenant is responsible for paying the licence fee in respect of the use of any television set in the premises during the Tenancy.

INSURANCE
It is the Tenant's responsibility to insure their own possessions.

CARD PAYMENTS
We accept payments by Credit card subject to the following charges: 2% for European bank cards and 3% for the rest of the world.

Lettings fees

Administration / Referencing fee
The application / reference fee is £250 plus VAT (total £300) for one adult and £50 plus VAT (total £60) for each additional named tenant. Each adult over 18 years of age to be resident will need to be a named tenant.

Inventory Fee
The cost of this will vary depending on the size of the property, from £60 to £220. This fee is payable upon signing the tenancy agreement.

Security Deposit
A deposit is required as security throughout the term of the tenancy. It is protected with the Deposit Protection Service and returned to you by them after the end of the tenancy, less any agreed deductions. It is usually the equivalent of six weeks rent. This fee is payable upon signing the tenancy agreement.

Renewal Fee
If a further fixed term tenancy is agreed after the initial term expires, there will be a charge of £50 plus VAT (total £60) for the preparation of the renewal documents. This fee is payable upon signing the tenancy agreement renewal.

General Notes
If you withdraw your application or fail to provide satisfactory references, please note that the administration / reference fee is not refundable. If the landlord withdraws the property during the application for any reason (other than unsatisfactory references) then the administration / reference fee will be refunded.

Tenants Charges

If you choose to apply for a rented property through Jackson-Stops, in addition to the rent, prior to the commencement of the tenancy you will be required to pay the following:

Administration and referencing fee: £75.00 per applicant

Renewal of Tenancy Fee: if you decide to renew your tenancy agreement after the initial term, there will be a further charge of £100 plus VAT (total £120) for the preparation of the tenant's renewal documentation.

Security Deposit: all rental properties require a deposit to be taken and held as security throughout the term of the tenancy. It is registered and protected with The Dispute Service and returned to you after the end of the tenancy, less any agreed deductions. Your deposit is usually the equivalent of six weeks rent.

Inventory check out fee £70.00 plus VAT (total £84.00) which is usually taken from your Deposit at the end of the Tenancy.

Rent: this is payable in advance - usually calendar monthly or quarterly.

At the end of the tenancy you may be responsible for the cost of a professional clean.

Payment of intent: when you apply for a tenancy of a property you will be asked to make a Payment of Intent of half the first months rent. This will be offset against the initial monies required before the commencement of the tenancy. This payment formalises your intent to proceed with an application for a tenancy subject to contract. Should the Landlord withdraw for any reason other than inadequate references then the Payment of Intent will be refunded in full. Should the reason be for inadequate references then the Payment of Intent will be refunded less the Administration and Referencing Fee detailed above £75.00 per applicant.

BEFORE YOU MOVE IN:

Referencing (which covers financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability), contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement. It is non-refundable.

Holding fee of half a months rent
Once the references have been accepted this is paid to hold the property until the tenancy starts. It is non-refundable.

Balance of rent and deposit paid prior to start of tenancy
The deposit is equal to 1.5months rent

Pet Deposit

AT THE END OF YOUR TENANCY:

Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the deposit.

Payment of Intent towards administration and referencing costs to formalise your intent to proceed subject to contract & satisfactory references: £200 plus VAT (total £240). This is payable to Jackson-Stops when the offer is accepted. If you withdraw your application or fail to provide satisfactory references please note that this fee is not refundable. If the landlord withdraws for any reason (other than unsatisfactory references) then the Payment of Intent will be refunded to you in full.

Inventory check-in and check-out fee: The cost will vary depending on the size of the property and whether or not the landlord prepares it him/herself.

Security deposit: A deposit is required as a security throughout the term of the tenancy. It is protected with the Tenancy Deposit Solutions Ltd (mydeposits.co.uk) and returned to you after the end of the tenancy, less any agreed deductions. It is usually a minimum of one and a half month's rent but can be more, in certain circumstances, such as where pets are permitted.

Renewal tenancy fee: If a further tenancy is agreed after the initial term, there will be a charge of £115 plus VAT (total £138) for the preparation of the tenant's renewal documents and renewal of the tenant's deposit protection. If the tenancy rolls on into a statutory period tenancy after the initial fixed term, there will be a charge to the tenant of £50 plus VAT, towards the administrative cost of re-protecting the tenant's deposit.

The rent will be payable monthly in advance unless otherwise stated by Jackson-Stops or by mutual agreement prior to the commencement of the tenancy.

The first month's rent and the deposit must be lodged as cleared funds in the Jackson-Stops client account prior to the commencement of the tenancy.

In some cases Jackson-Stops act as sub-agents, in which case these charges may not apply.

Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services

Tenants lettings fees

If you choose to apply for a rented property through Jackson-Stops, in addition to the rent, prior to the commencement of the tenancy you will be required to pay the following:

BEFORE YOU MOVE IN:

Application and referencing fee £250.00 (inc VAT) for up to two tenants. Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

Additional Tenant Fee £120.00 (inc VAT) per tenant. Processing the application, associated paperwork and referencing

Guarantor Fee £120.00 (inc VAT) per guarantor (if required). Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement

Permitted Occupier Fee £120.00 (inc VAT) per permitted occupier. Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy

Accompanied Check-in Fee £500.00 (inc VAT) Maximum fee applies - dependent on property. Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services

Pet Deposit Returnable additional Security Deposit of two weeks rental. To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy

DURING YOUR TENANCY:

Amendment Fee £100.00 (inc VAT) Contract negotiation, amending terms and updating your tenancy agreement during your tenancy

Renewal Fee £100.00 (inc VAT). Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

ENDING YOUR TENANCY:

Check out Fee £250.00 (inc VAT) Maximum fee applies - dependent on property.

Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s)

Future Landlord Reference Fee £200.00 (inc VAT) per reference request. Collating information and preparing a reference for a future landlord or letting agent

OTHER FEES AND CHARGES:

Lost Security Items £100.00 (inc VAT) plus item cost. Obtaining necessary permissions, sourcing providers and travel costs.
Administration letters fee £50.00 (inc VAT) at tenants request only.
Missed appointment fee £50.00 (inc VAT)

Out of Hours Services £100.00 per hour (inc VAT) plus any actual costs incurred. Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the hourly rate

Unpaid Rent / Returned Payments Interest at 8% above Bank of England Base Rate from date due

Tenants Charges

If you choose to apply for a rented property through Jackson-Stops you may be required to pay the following charges:

Administration and referencing fee: £100 plus VAT (total £120) & £50 plus VAT (total £60) for each additional named tenant.

Inventory check in fee: The cost of this will vary depending on the size of the property.

Security deposit: A deposit is required to be held as security throughout the term of the tenancy. It is protected with the Deposit Protection Service and returned to you after the end of the tenancy, less any agreed deductions. It is usually the equivalent of two months rent.

Renewal tenancy fee: If a further tenancy is agreed after the initial term, there will be a charge of £100 plus VAT (total £120) for the preparation of the tenant's renewal documents.

Payment of intent: When your offer to rent a property is accepted by the Landlord you will be asked to make a Payment of Intent of £250 plus VAT (total £300) to formalise your intent to proceed subject to contract & satisfactory references. This will be offset against the initial monies required before the start of the tenancy. If you withdraw your application or fail to provide satisfactory references please note that this fee is not refundable. If the landlord withdraws for any reason (other than unsatisfactory references) then the Payment of Intent will be refunded to you in full.
