Tenants Charges

If you choose to apply for a rented property through Jackson-Stops, in addition to the rent, prior to the commencement of the tenancy you will be required to pay the following:

Administration and referencing fee: £75.00 per applicant

Renewal of Tenancy Fee: if you decide to renew your tenancy agreement after the initial term, there will be a further charge of £100 plus VAT (total £120) for the preparation of the tenant's renewal documentation.

Security Deposit: all rental properties require a deposit to be taken and held as security throughout the term of the tenancy. It is registered and protected with The Dispute Service and returned to you after the end of the tenancy, less any agreed deductions. Your deposit is usually the equivalent of six weeks rent.

Inventory check out fee £70.00 plus VAT (total £84.00) which is usually taken from your Deposit at the end of the Tenancy.

Rent: this is payable in advance - usually calendar monthly or quarterly.

At the end of the tenancy you may be responsible for the cost of a professional clean.

Payment of intent: when you apply for a tenancy of a property you will be asked to make a Payment of Intent of half the first months rent. This will be offset against the initial monies required before the commencement of the tenancy. This payment formalises your intent to proceed with an application for a tenancy subject to contract. Should the Landlord withdraw for any reason other than inadequate references then the Payment of Intent will be refunded in full. Should the reason be for inadequate references then the Payment of Intent will be refunded less the Administration and Referencing Fee detailed above £75.00 per applicant.

All fees are inclusive of VAT unless otherwise stated. Administration and referencing fee: £100.00 plus £50.00 for each additional named tenant.

Security Deposit: All rental properties require a deposit to be taken and held as security throughout the term of the tenancy. It is registered and protected with The Tenancy Dispute Service and returned to you at the end of the tenancy, less any agreed deductions. The deposit is equivalent to six weeks rent.

Inventory check out fee: £80.00 which is usually taken from the deposit at the end of the tenancy.

If the landlord withdraws then the Payment of Intent will be refunded to you.

Rent: This is payable monthly in advance.

Check out fee payable at the end of the tenancy which is usually taken from the Deposit. The cost of this will depend on the size of the property and with vary from £90 to £450.00 (All fees are subject to VAT).

Client Money Protection (CMP) provided by ARLA
Independent Redress provided by Ombudsman Property Services
Tenancy Deposit Scheme provided by The Dispute Service (TDS)

BEFORE YOU MOVE IN:
Set up fee of £50 per applicant
Referencing (which covers financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability), contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement. It is non-refundable.

Holding fee of half a months rent
Once the references have been accepted this is paid to hold the property until the tenancy starts. It is non-refundable.

Balance of rent and deposit paid prior to start of tenancy
The deposit is equal to 1.5months rent

Pet Deposit
This varies depending on the pets - please ask for more details

AT THE END OF YOUR TENANCY:
Check out fee (this ranges from £70 to £210 depending on the size of the property. Please ask for more details)
Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the deposit.
