Dersingham is a village with a large array of amenities, ideally placed between King's Lynn and the Norfolk Heritage Coast. Situated on the fringes of the Sandringham Estate, the village has long held connections with the Royal Family both historically and, more recently, with the young royals setting up home in nearby Anmer.

The village benefits from good transport links to the mainline station at King's Lynn with regular direct services to London. There are further good links to the whole of the north west and north coast of Norfolk making this both an ideal location for a second home to explore everything this beautiful part of the world has to offer but also as a well-placed permanent residence in a village with excellent local amenities. These include a health centre, library, supermarkets, garden centre, garages, primary and nursery school, 2 pubs and active sports clubs including tennis, football and cricket.

Dersingham is officially on the coast but nearby Snettisham, Heacham and Hunstanton have the glorious beaches with the Norfolk Coast Path running for 63 miles from Hunstanton to Sea Palling enjoying dramatic landscapes in this Area of Outstanding Natural Beauty boasting miles of sandy beaches and saltmarshes full of birds and wildlife crisscrossed by creeks and harbours. To the east, are also the popular coastal villages of Brancaster, Thornham and the Burnhams offering sailing clubs, the Royal West Norfolk Golf Club and RSPB Reserve as well as a diverse range of cafes, restaurants and independent shops.

Originally Georgian, the property was extended in the late 1800's and still has many fine original features. The front door under an Edwardian oak framed porch leads into a large reception hall with oak flooring. Three main reception rooms including a dual aspect sitting room with French doors to the garden and the more formal dining and drawing rooms with sash windows, open fireplaces and wooden panelled doors lead from this hallway.

The kitchen/breakfast room overlooks the garden and has a range of painted cherry wood wall and base units with 4 oven electric Aga, there are 2 studies, a snug and further ancillary rooms off the rear hallway with the back staircase leading to the first floor apartment.

The wide main staircase is beautifully designed and central to the house, flooded by natural light from a large span of leaded windows on the half landing, it sweeps up to the galleried first floor landing with access to the master bedroom with en suite, 4 further double bedrooms and two bathrooms.

The self-contained apartment on the first floor comprises a sitting room, kitchen, reading room, bathroom and bedroom.

Tucked away within the grounds is the Carr stone, brick and wooden clad Coach House dating from the 19th Century converted to an annex/office/studio with a kitchen, a vaulted reception room/studio with exposed beams, bathroom and office.

The garden is surrounded by many mature trees and hedges of mixed varieties to the front. Wooden gates separate the front from the rear garden making it a safe a private place for children and animals alike. The garden and grounds extend to 1.45 acres (stms).
