A Grade II Listed 17th Century farmhouse with delightfully mature, sheltered and secluding gardens, together with a picturesque 2 acre wildlife meadow bordering the River Ore.

Willoughby House is Listed Grade II and understood to date from early 17th Century and originally forming part of the Willoughby Estate which dates back to the reign of Henry VIII.
While set off the Framlingham to Wickham Market road, which runs through the village, Willoughby House focuses into its magical and classic English country cottage gardens.   Sheltered by mature hedgerows and trees, including a great variety of shrub and herbaceous plants in established beds and borders with mown lawns running through, there is a sheltered and shady central lawn as well as a 'secret' kitchen garden with shaped beds and shingle paths, which is enclosed by mature beech hedging. The pathways lead through a wooded area at the end of the garden with a picket gate opening onto the two acre wildlife meadow, which is again sheltered by mature hedgerow and includes a variety of fruit trees. The meadow borders the River Ore as it runs south from Framlingham and offers a wonderful view across the meadows of the valley towards the fine parish church of St Mary's.
The house itself displays a wealth of exposed timbers and offers well laid out accommodation with three reception rooms, each with high ceilings, including an elegant sitting room, a central living room with a wide inglenook fireplace and an atmospheric dining room.

Steps lead from the latter into a well-proportioned farmhouse kitchen with a vaulted ceiling adjacent to which is a good size utility room and ground floor shower room. On the first floor, set off a wide landing are three double bedrooms and a bathroom, whilst on the second floor a central landing bedroom accesses a further bedroom beyond, and there is also access to an additional attic room which has the potential to provide a further bedroom if required. The property benefits from an oil-fired central heating system.

Outside
The driveway accesses a wide shingled area providing ample parking, fronting onto which is a range of useful timber domestic sheds and stores, whilst on the other side of the driveway are a pair of large greenhouses, together with further brick and timber stores.

Location
Parham enjoys a convenient and accessible location just 2 miles south of Framlingham. The nearby historic market town with its impressive Norman castle and fine church provides an excellent range of local shopping and commercial facilities, many of which are centred around the attractive market square.

The town also offers a good choice of educational facilities, with well performing primary and high schools, together with the well reputed Framlingham College and its junior school in nearby Brandeston.
There is a further choice of shopping and recreational facilities in Wickham Market (3 miles) as well as the river front town of Woodbridge (7 miles). The A12 dual carriageway is easily accessible as it bypasses nearby Wickham Market and links to the county town of Ipswich and beyond to London's M25, as well as Cambridge, The Midlands and Stansted Airport (via the A14 and M11). Rail services run from Campsea Ash station (4 miles) to London Liverpool Street Station via Ipswich.
The Deben, Alde and Ore estuaries provide a wide variety of water sport opportunities, and there are a number of golf courses locally at Woodbridge, Melton, Thorpeness, Aldeburgh and Cretingham.
