Creeting St. Mary, Nr Needham Market, Suffolk IP6 8QF

Guide Price Of £750,000

Enjoying a tucked away rural setting, a classic Grade II Listed 17th Century Suffolk Long House, amidst mature gardens.

Listed Grade II and understood to date from circa 1600, Upper Langdales Farmhouse is a classic timber framed Suffolk Longhouse set amidst delightfully mature and sheltered gardens. The property is surrounded by arable farmland on three sides and sits at the head of a long farm track driveway, adjacent to its former barn and outbuildings. The house, with its rustic charm and atmospheric ambience, displays a wealth of exposed timbers throughout and offers accommodation extending to some 4,200 sq. ft. On the ground floor, set off the entrance hall, are two principal reception rooms, each of which are twin aspect with fireplaces. A central farmhouse kitchen has a large chimney recess and a stable-style external door and links to a snug/ sitting area beyond which is a study, a utility room and cloakroom. On the first floor there are four double bedrooms and two bathrooms (one en suite).

Five bar gates access a shingled parking and turning area, fronting onto which is a timber store (which offers the potential to be replaced by a more modern cart lodge). Picket fencing and shingle pathways lead into a delightful area of knot garden to the front of the house, at the end of which is a further range of domestic and garden stores. The gardens, which run around the house are enclosed by mature natural hedgerow and a variety of trees including horse chestnut, ash and fir, well stocked herbaceous beds and borders, together with an area of terrace, beyond which is a large natural pond. At the southern end of the garden is an area of orchard with fruit trees and bushes. In all the property extends to about of an acre.

The parish of Creeting St Mary sits centrally within Suffolk, and although tucked away amidst picturesque country lanes, Upper Langdales Farmhouse is easily accessible to the region's main road and rail communication routes. Stowmarket with its rail station providing regular mainline services to London's Liverpool Station taking about 80 minutes, lies approximately 10 miles to the south west (a 10 minute drive) with the A14, which bypasses the town, providing direct access to Cambridge and the Midlands, as well as Stansted Airport (via the M11) and London's M25. The town, together with nearby Needham Market (2 miles to the south) provides a full range of local shopping and commercial facilities.

DIRECTIONS IP6 8QF
Upper Langdales Farmhouse can be approached from a number of directions. From the A14 turn off at the junction with the A1120 signed to Stowupland. Proceed through the village towards Forward Green. After passing the Shepherd & Dog Inn take the next turning right (immediately before the playing field/cricket club) and follow this for approximately half a mile and at the next junction turn left into Mill Lane. Continue for a further half a mile where the driveway to Upper Langdales Farmhouse will be found on the right-hand side.
