Lettings fees

Administration / Referencing fee
The application / reference fee (maximum 2 people) is £350 plus VAT (total £420) and £175 plus VAT (total £210) for each additional named tenant. Each adult over 18 years of age to be resident will need to be a named tenant. Guarantor (if required) £50.00 plus VAT (total £60.00). Company let application is £350 plus VAT (total £420).

Inventory Fee
The cost of this will vary depending on the size of the property, from £60 to £220. This fee is payable upon signing the tenancy agreement.

Security Deposit
A deposit is required as security throughout the term of the tenancy. It is protected with the Deposit Protection Service and returned to you by them after the end of the tenancy, less any agreed deductions. It is usually the equivalent of six weeks rent. This fee is payable upon signing the tenancy agreement.

Renewal Fee
If a further fixed term tenancy is agreed after the initial term expires, there will be a charge of £90 plus VAT (total £108) for the preparation of the renewal documents. This fee is payable upon signing the tenancy agreement renewal.

General Notes
If you withdraw your application or fail to provide satisfactory references, please note that the administration / reference fee is not refundable. If the landlord withdraws the property during the application for any reason (other than unsatisfactory references) then the administration / reference fee will be refunded.
