A superb listed brick and flint barn conversion in a lovely private setting

This attractive traditional brick and flint barn was imaginatively converted in the late 1980's when the architect and developer took great care to convert The Barn in such a way as to make the most of its lovely position. The property was further refurbished about 11 years ago, so it remains an up to date and attractively presented country home that is finished to a very high standard. The entrance hall on the ground floor features an impressive feature fireplace and a staircase which rises up to the various reception rooms and kitchen which are all on the first floor so they take best advantage of the outlook over the south facing gardens.

From the hall/landing at the top of the stairs there is a galleried study with original beams and a door opening into the large L-shaped living room with full height picture windows overlooking the garden, another fine fireplace and other interesting features. The living room connects to the dining room and beyond that, a smartly refurbished kitchen/breakfast room. A spiral staircase in the kitchen leads back down into the large utility room/boot room with an array of built in cupboards and storage areas. Downstairs there are four generous double bedrooms and two beautifully fitted modern bath/shower rooms (including one en suite). The Barn perfectly combines the character and feel of an old building with all the comforts of modern living; high levels of insulation, double glazing and an efficient oil-fired heating system with the latest "Hive" digital control system. All in all, a fabulous home in a convenient location and a lovely village setting.

Tucked away in a quiet corner of the village The Barn is approached down a well-kept tarmac drive at the bottom of which there is plenty of parking and a gravel drive leading across to a double garage. Pots, borders and clever planting along the retaining wall provide colour in front of The Barn and from the drive shallow steps lead up to the main area of south facing gardens, which can also be approached across a walkway from the living room. The gardens are a notable feature of the property with beautifully planted mature flower and shrub borders around a well-kept central lawn, with a neatly clipped high beech hedge ensuring a high degree of privacy.

Mains electricity and water are available at the property. Private drainage (septic tank). Oil fired central heating with latest Hive digital control system. Excellent broadband service.

Winterborne Stickland is located in one of the pretty valleys to the west of Blandford, a stone's throw from Bulbarrow and Milton Abbey. There is wonderful walking, cycling and riding country all around the village, the coast is within 40 minutes' drive and there are many other good opportunities for sport and recreation in the area. The village has a thriving community with a pub, a nursery school and a busy village hall. For every day shops and amenities, it is only a short drive over the hill into Blandford where there is a good range of services and shops including a Tesco superstore and an M&S food hall. Beyond Blandford it is only about half an hour's drive into Poole, the pretty Abbey town of Sherborne or the county town, Dorchester.

The area has an excellent choice of schools at all levels, with a village primary school nearby in Winterborne Whitechurch, state secondary schools in Blandford and Dorchester, and a wide selection of independent schools on the doorstep including Milton Abbey, Bryanston, Sherborne, Clayesmore and Leweston, as well as Knighton House, Hanford. Easy access onto the A31 makes commuting to the business centres of Poole, Ferndown and Bournemouth quite straightforward, and an easy link onto the M27 takes you further afield to Southampton, Portsmouth and on up to London via the M3. Mainline stations in Sherborne and Poole both have regular trains to London Waterloo in just over 2 hours, and Southampton and Bournemouth airports, and ferry ports at Poole and Portsmouth are also within easy reach.
