Downham Grove House is a particularly attractive house, believed to date from the early 17th century, with later alterations and additions in the early 19th century. The house has been sympathetically refurbished to retain its character and many original period features, it is a light and spacious property that maximises on the availability of natural light.

The house is entered through a central front door which leads into a wonderful hallway with beautiful French tiled flooring and underfloor heating and exposed beams, this flows through to a conservatory to the rear of the property. The house has spacious and well-arranged accommodation, with 4 main reception rooms along the front of the property, including office, dining room, sitting room and adjoining playroom. Some of the principal rooms enjoy an aspect to the front of the property but the main principal room is to the side. There are some particularly lovely features in the property, including reclaimed inglenooks, brick fireplaces with wood burning stoves and original shutters at the window's. The study and sitting room have oak flooring, whilst the French tiles and underfloor heating in the hall continue through to the dining room. The playroom is a wonderfully light room with triple aspect views and a spiral staircase leading to the first floor.

At the heart of the property is a fabulous large open plan kitchen/breakfast/family room with a beautiful custom designed and hand crafted Hydes kitchen with granite worktops, integrated dishwasher and independent electric and oil-fired Aga's. The family room is a magnificent oak framed extension with glass roof lantern and glazed oak framed doors and windows facing the side of the property with a view of the private walled garden with terrace and pond. This entire open plan space enjoys underfloor heating. There is a walk-in larder adjacent to the kitchen and a former dairy with original beams and flooring and sink. This is an ideal space for a workroom. The gymnasium/games room leads off from the family room; this room offers a multitude of uses and its triple aspect creates another light and airy space.

Adjoining the house to the southwest, there is an indoor heated swimming pool with an adjacent changing room and shower room and a range of French windows opening out onto the sheltered area of the south-west facing garden.

Returning to the south side of the property, there is a utility room with underfloor heating, a large boot room and internal access to a double garage with electrically operated up and over doors.

A staircase in the rear hallway, adjacent to the conservatory, leads up to the long spacious landing and the first floor accommodation. The master bedroom enjoys a dual aspect, has built in cupboards and a large adjoining dressing room. The en suite bathroom comprises bath, sink and W.C. and overlooks the rear garden. There are 5 further bedrooms on the first floor and a family bathroom with bath, shower, sink and W.C. At the far end of the north wing there is a shower room and the spiral staircase leading down to the play room, offering the opportunity to create an independent living space.

A staircase leads up to a fully boarded and decorated attic bedroom on the 2nd floor.

The house is approached over a gravel drive which leads into a circular turning and parking area around a central lawn. The drive divides and continues to the south of the house where there is a double garage with electrically operated up and over doors.

The gardens and grounds are a particularly lovely feature of the property. To the south side of the property there is a sheltered flagstone terrace which overlooks a delightful area of lawned garden, well stocked with various shrubs, specimen trees and fruit trees including apple, pear, cherry and fig and beyond this there are far-reaching countryside views. This area of garden can be accessed from the swimming pool, kitchen and main entrance hall, making it a particularly ideal setting for entertaining.

Situated to the north of the house there is a most attractive and secluded area of partly walled garden with well stocked mixed shrub and herbaceous borders together with a sheltered flagstone courtyard garden with ornamental pond.

There are a great variety of mature trees including fine Oak and Beech and to the northeast a further lawned area with a variety of flowering cherry, apple trees. To the northwest there is a further area of lawned garden together with an enclosed vegetable garden. Continuing to the north there is a large expanse of lawn and this is divided from a paddock by post and rail fencing and bordered by woodland to the northeast. There is also a range of outbuildings including the stables constructed of brick and pantile and divided into three boxes with a tack-room area. There is also a range of open-fronted cart bays also constructed of brick under a hipped pantile roof, that could lend themselves to future development.
