A Handsome and well-presented Georgian conversion with light and impressively proportioned rooms prominently positioned on the award winning Melton Park.

The former St Audry's Hospital buildings, which are listed Grade II and date from Georgian times, form part of the award winning Melton Park development. The conversions themselves, carried out by East Anglian Restorations in 1999, have created a series of houses of which Georgian House is one of the larger and forms the south wing. Situated on the south east corner of The Clubhouse, the property, with its handsome, mellow red brick elevations adorned with mature wisteria and deep sash windows is a substantial residence with accommodation on four floors extending to some 4,400 sq ft, and which benefits from mains gas fired central heating and a security systems. The accommodation is light and bright throughout and features a stunning 28 x 17 ft open plan kitchen/living/sitting room, with its impressive 12ft high ceiling and bespoke Finnish spruce wooden floor. Beyond, is an equally well-proportioned drawing room with a working fireplace, which links beyond to a snug sitting room/study.

On the first floor is an impressively proportioned triple aspect master bedroom, with fine views over the open spaces and numerous trees of Melton Park. There are five further bedrooms on the first and second floors, two bathrooms and an en suite shower room.

From the entrance hall the staircase continues to the impressive basement vaults, which were fully refurbished by the present vendors to create additional family space and include a playroom/music room with an open brick vault (ideal as a wine cellar), a multi-purpose hall room, set off which is a sauna and adjacent fully tiled shower vault with underfloor heating. There is a further store and a second gas fired boiler providing heating for the basement. The lower entrance lobby/boot room also benefits from underfloor heating. An external door and steps give a return access to the garden and parking area.

OUTSIDE

To the front is a private garden enclosed by wrought iron fencing with lawns and herbaceous borders, adjacent to which is a wide garden deck ideal for alfresco dining with steps leading down to a lower area of lawn garden with mature holm oak and horse chestnut trees.

GARAGING

The property benefits from a double garage, together with half a dozen dedicated parking spaces.
