An attractive detached house and garden well situated on the edge of a popular village

Barnside is an attractive modern detached house in a good setting on the edge of Tarrant Monkton, a hugely popular village about 6 miles east of Blandford. It is a very practical and easy to manage house with enormous potential to extend and/or add outbuildings, subject to obtaining the required consents. Originally built in the 1970's the house has been well maintained, the heating system has been upgraded and double glazing has been installed, but the house would now benefit from some simple refurbishment, work that might include a new kitchen and upgrading of the bathroom and downstairs shower room. The accommodation currently comprises an entrance hall and 3 reception rooms including a large sitting room with open fireplace and French doors overlooking the garden and river meadows, a dining room and a family room/music room which was converted out of the original garage. There is also a downstairs shower room/cloakroom and upstairs there are 4 good bedrooms and a large family bathroom. In its present form Barnside makes an excellent family house but with some simple extending and enlargement it is easy to imagine it becoming a really fabulous home for the future.

The property is set nicely back from the lane with a shared tarmac approach opening onto a private drive with ample parking and turning space. Most of the garden lies behind the house to the west, so it benefits from the afternoon sun and has a lovely view over the river meadows in the centre of the village. The garden is mainly laid to lawn with flower and shrub borders, interspersed with a variety of fruit and other specimen trees. Immediately behind the house there is a paved terrace and across the lawn a low stone wall hides a wildlife pond and another sunny terrace area where you can sit and enjoy the view. There is good access around both side of the house and a large garden store and potting shed close to the back door.

Tarrant Monkton is one of the prettiest villages along the picturesque Tarrant valley, and is well known for the Langton Arms Public House and Restaurant. The village is surrounded by the distinctive rolling countryside of Cranborne Chase much of which is an Area of Outstanding Natural Beauty (AONB) and although the four Tarrant villages at this end of the valley (Gunville, Hinton, Launceston and Monkton) are very rural they are by no means isolated. There is a thriving community in the valley and as well as the excellent pub there is a parish church, a busy village hall and a rather good wine shop and farm shop up the valley in Tarrant Hinton. Blandford with its attractive Georgian market square is only a short drive away and has amenities including an M&S Food Hall and a Tesco superstore. For a wider range of services and amenities it is an easy drive to Salisbury, Dorchester or Poole. Communication links around the village are also good, the business centres along the coast from Poole and Bournemouth through to Southampton are all within reasonable driving distance and Salisbury station and has a fast regular train service to London, Waterloo and the west country. The surrounding countryside provides many good opportunities for sport and recreation, and the south coast is only about half an hour's drive away. The area has also become popular because of the wide selection of schools at all levels, including a local primary school in Pimperne, secondary schools in Blandford and Wimborne, and Poole and Parkstone grammar schools. Public schools nearby include Bryanston, Milton Abbey, Canford and Clayesmore, as well as Castle Court, Sandroyd and Knighton House prep schools.

Mains water and electricity are available at the property. Private drainage (septic tank). Oil fired radiator central heating.
