PLANNING PERMISSION

THE PLANS

The plans relating to the granted permission were prepared by Peter Wells Architects for a conversion of the barn to create a single residential dwelling. The accommodation will comprise a vaulted reception lobby spanning the full width of the building, with spiral staircase accessing a mezzanine office/snug, living room, open plan kitchen/dining/living area with large expanses of glass facing due south, along with service rooms and a total of four bedrooms and three bathrooms. The proposed scheme offers accommodation extending to some 3,545 sq ft.


THE LAND

Although the barn sits close to its northerly boundary, the property is orientated due south to look over its garden extending to some 0.7 acres, affording views over the river valley beyond. As part of the permitted consent a new double bay cart lodge, driveway and highways access is to be formulated to the south east of the site, by way of separating the barn from the neighbouring Lime Kiln Farm. By separate negotiation there is an additional 5.1 acres of meadow land located to the south, offered for a fixed price of £75,000.

LOCATION

Lime Kiln Barn enjoys a convenient position set just outside the village of Coddenham, in undulating Suffolk countryside, with the house surrounded by farm and meadow land.

From the A14, between Ipswich and Stowmarket, take the slip road/roundabout onto the A140 signed to Norwich and after approximately 500 meters turn right towards Coddenham on the B1078. Shortly after turning a 90 degree right hand bend the entrance to the barn is on the right hand side, denoted by a Jackson-Stops board.
