There is a country pub/restaurant in Ivy Hatch, about a third of a mile from the property, and other pubs in Ightham and Shipbourne, within 2 miles, including the popular Chaser Inn. The area is perhaps best known for Ightham Mote, a 14th Century Manor House owned by the National Trust. There are some lovely walks to be enjoyed locally in Seal Chart woods and along the Greensand Way from Ightham Mote to Knole Park in Sevenoaks. Footpaths are easily accessible from the property. Plaxtol (about 1.5 miles) has a local post office and convenience store and Borough Green (3 miles) has a selection of shops. More comprehensive shopping facilities are available in Sevenoaks and Tonbridge town centres. Bluewater shopping centre is within 15 miles. Sevenoaks (5.5 miles) and Hildenborough (5.9 miles) stations both offer regular services to London Charing Cross/Cannon Street (Sevenoaks to London Bridge from 24 minutes). Borough Green offers services to London Victoria in about 45 minutes. There are a good number of well regarded schools in the local area including Stone Street, Plaxtol, Shipbourne and Ightham primary schools, Tonbridge and Sevenoaks public schools, grammar schools for boys and girls in Tonbridge and Tunbridge Wells as well as the grammar annexes in Sevenoaks. There is also an excellent selection of preparatory schools in and around Sevenoaks and Tonbridge including Sevenoaks Preparatory, the Schools at Somerhill, New Beacon, St Michaels and Walthamstow Hall for girls.
