THE PROPERTY

A most attractive and substantial 4/5-bedroom coastal house situated just a short walk to the town and seafront, enjoying stunning views to the sea, Golden Cap and famous Cobb Harbour. THE PROPERTY Originally built in the 1920's, Rosslyn is a most attractive detached family home boasting magnificent views to Lyme Bay, taking in the Golden Cap, Portland Bill, and the famous Cobb Harbour. Conveniently situated just a short walk to the town and beach, it offers a real sense of coastal living at its best, with all amenities to hand. This wonderful home has been the subject of much improvement in recent years, including the addition of an impressive double storey extension to the rear resulting in extremely well presented and balanced levels of accommodation extending to approximately 3035 sq. ft. The house itself is a true delight in every respect, with vistas that are always present and ever changing, with spacious light filled rooms to suit most families' needs. The hexagonal reception hall and central staircase really does set the scene, with doors opening on each side into two beautiful reception rooms, both with large bay windows framing the far-reaching views to the sea and Golden Cap. The sitting room has an elegant cast iron gas fireplace, making for a cosy place to retreat, whilst the dining room offers plenty of space for formal entertaining. The kitchen really is the heart of the home, with a solid oak breakfast island to sit 4, centred around a range of modern fitted gloss units, with a 6 ring Rangemaster Excel, complete with quartz work surfaces. Oak pocket sliding doors can be opened to reveal a fantastically light and spacious living space to the rear, with bi- folding doors opening onto a sunny paved terrace with views over the garden and further to the town. This is a great space in which to gather, with ample room for the whole family. There is also a large utility/laundry room, WC and rear lobby area completing the accommodation on the ground floor. The first floor is just as impressive, with a principal bedroom suite and further double bedroom to the front, both with large bay windows offering mesmerising views to the sea, Portland Bill and Golden Cap, and each with access to a balcony, perfect for morning coffee. A spacious landing area, with ample storage leads to a further double bedroom, a study/bedroom five, and a luxurious family bathroom. The real surprise however, and forming part of the recent extension, is an impressive guest bedroom with en suite to the rear, with French doors opening onto a second balcony which offers the most charming and far reaching views across the town. To the front of the house, a large tarmac and gravelled driveway provides ample parking, with a single integral garage set slightly back to one side. There is a generous utility area in front of the garage for storage of bins etc, which eventually connects to the rear garden, with the overall plot extending to approximately a quarter of an acre. A large sunny paved terrace adjoins the house leading out from the family room and connects to a partially enclosed oak framed outside 'sitting room,' with electricity and infra-red wall heater; the perfect and fun spot in which to entertain, whilst avoiding the elements. This leads onto a split level and fully landscaped lawn hosting a variety of well-established shrubs, plants and trees, together with a large shed, raised beds and growing area to the far end. Worth a special mention is the raised deck, with pergola over, which provides a wonderful platform to lounge, dine and relax whilst taking in the most glorious views to the sea. All in all, Rosslyn would make the most wonderful lifestyle home in this very enviable coastal location. LOCATION Lyme Regis is a most popular and picturesque coastal town noted for its attractive period buildings, the Cobb, (made famous by Jane Austin and John Fowle's French Lieutenants Woman) and the harbour. These along with the stunning surrounding countryside and coastline all justify Lyme Regis's worldwide reputation. Lyme Regis and the Bay are situated at the heart of the Jurassic Coast, a major centre for fossil collecting. The town has an excellent selection of facilities, including many independent shops as well as the familiar high street brands. There are two supermarkets, a number of restaurants, notably Mark Hix's Oyster and Fish House, the boutique Alexander Hotel to name but one of the many, as well as its own Theatre. The nearby town of Axminster just five miles away has a large supermarket and a variety of independent shops and cafes, and a mainline railway station to London Waterloo. The larger city of Exeter lies some 30 miles away, with an international airport and large range of facilities and high street shopping with several department stores including a large John Lewis.
