THE PROPERTY

A charming detached house with delightful garden & grounds, recently built barn, 5 acres and stunning views. THE PROPERTY Tucked away in a pretty hamlet near the picturesque and most popular village of Cattistock, first glimpses of this wonderful property are most impressive with its attractive brick and flint elevations under a pitched slate roof. The property, which dates back to the early 19th Century, is approached via a private sweeping driveway with plenty of parking to the front. On first entering the property there is a real sense of charm, space and light with immaculately presented and very flexible accommodation, yet totally untainted by inappropriate modernisation. There are many rooms in the house worth a special mention, including the large family kitchen incorporating a number of bespoke wall and base units and a Rayburn oven, and double doors leading out to the gardens. There is also a very useful downstairs power shower and WC. The most charming reception hall is currently used as a home office/study but would also make a fantastic dining room with an attractive stone fireplace and double doors opening out to the terrace. To the other end of the house are two perfectly proportioned reception rooms which are quite simply 'as good as it gets' benefitting from an integrated woodburning stove. Both of the rooms have fantastic views over the garden and grounds and unspoilt countryside beyond, with direct access to the terrace. The beautiful bedrooms are situated on the first floor, with four in total and a family bathroom, with a further shower room on the ground floor. Like most of the rooms in this wonderful house there are stunning views with plenty of natural light. GARDENS & GROUNDS The property is nestled within its own garden and grounds; a utopia for children and animals. Alongside the property is a recently and very cleverly constructed barn, ideal for many uses including office, artist's studio, stables, storage or even a party barn and gym. To the south of the main property is a paddock enclosed by attractive post & rail fencing and very pretty avenue of trees sloping down to the meandering River Frome. This would be a fantastic spot for a log cabin or shepherds hut (STP.) The main gardens are to the south and west of the property, with a large south facing terrace ideal for al fresco dining. There are a number of mature shrubs, trees and plants with even further potential. All in all, this is a wonderful family property in an idyllic yet very convenient location. LOCATION The property is situated in the hamlet of Sandhills, just outside the larger village of Cattistock. This part of West Dorset is well known for having some of the most beautiful and spectacular countryside in the south west. Numerous pretty villages nestle in folds in the chalk downland and the vast majority of the countryside here is designated an Area of Outstanding Natural Beauty. The dramatic coastline and cliffs of the Jurassic Coast, a World Heritage Site is a short drive away. Less than ½ mile away, Cattistock is a thriving village with an excellent pub, superb village shop & post office with tea rooms, church, sports clubs, children's playground, and village hall. The larger village of Maiden Newton, 2.1 miles away also has a village shop, a doctor's surgery, vets, first school, garage and a main line railway station on the Weymouth to Bristol line. The larger towns of Crewkerne, Dorchester and Yeovil are within easy distance and offer a large range of facilities including mainline rail stations to London Waterloo.
