THE PROPERTY

The origins of Brookfield House possibly date back several hundred years in the form of a detached period farmhouse, re-modelled in 1930s, creating what is now a handsome country house. Whilst attached to its neighbour, the house forms the principal south facing portion and enjoys a great deal of privacy and lovely outlooks over its own gardens and land to the hillsides beyond. A symmetrical facade with handsome bay windows on either side of the main entrance. Double, partly glazed front doors lead into an entrance hall, almost a room in itself, and has an attractive screen of leaded light panels and a further matching glazed door into the staircase hall. Panelled double doors and surrounds lead into the library, which has excellent bookcases along two walls and a period fireplace with high wooden mantelpiece and an inset Villager woodburning stove. There is a large bay window with full length window seat that has capacious storage under, and an intricate period ceiling cornice. The drawing room lies on the south side and is a particularly light elegant room with a feature plaster ceiling rose, unusual fireplace surround with inset enamel Jotul woodburning stove. There is a large, matching bay window with window seats and storage under, and French doors out onto the south facing terrace. A door from the drawing room leads into the kitchen/dining room and a further everyday access out onto the terrace, featuring a full length glazed veranda stretching along the south side of the house with French doors leading out from the dining area. The dining area has a Jotul woodburning stove and a wide opening into the kitchen, with a substantial beech work surface with ceramic hob and ample cupboards below. The kitchen is well fitted with a handcrafted range of floor and wall mounted oak fronted cabinets with a large larder cupboard, ample storage and a central island with granite surface, and from the double stainless steel sink and draining boards, lovely views are enjoyed over the gardens, fields and woodland. The door from the kitchen leads into the boot room/utility with ample cupboards, a Belfast sink, oil-fired boiler and door that leads into the cloakroom. A turning staircase leads from the hall up to the spacious and particularly light landing with a window looking south across the gardens and beyond. There are doors into the principal bedroom with a bank of fitted cupboards. An east and south facing double aspect, enjoying lovely outlooks with an en suite bathroom with a Jacuzzi bath, steamer and power shower, WC and wash basin. Two further double bedrooms are found at the front of the house and are adjoined by a well fitted family bathroom, whilst the two south facing further bedrooms are found along the inner landing together with a well fitted shower room. In addition to the main house there is a detached one bedroomed cottage annexe/studio providing an excellent opportunity for accommodating a dependant relative, to use for holiday lets or provide excellent working from home space. The annexe incudes a large ground floor reception room / studio with French doors to the east and west and an offset kitchen area and a wet room. The staircase leads to a first floor bedroom, a box room/bedroom and at the opposite end a study/third bedroom. The study has a separate staircase down to the front of the annexe. The drive to Brookfield House leads off the village road and, on its way passes a couple of neighbours, passes through formal entrance gate and a gravel drive which leads up to the front of the house, the garage and Annexe. The gardens along the foot of the drive are well timbered with a variety of conifers, spruces, two copper beeches, eucalyptus and, in the Spring, a carpet of daffodils, and then bluebells. The drive opens up in front of the substantial stone faced four car garage, having two electrically operated panel doors and ample loft storage. The car port houses a Zappi electric car charging point with a direct feed from the solar panels. From an archway and wrought iron gate the glazed veranda, which runs along the south side of the house, provides a feature to the property and provides excellent alfresco entertaining space and adjoins the generous paved terrace garden (with large underground water storage tank) having semi-circular steps and a low wall with mixed beds leading to the higher level of lawn, which is surrounded by well-stocked mixed borders with mature magnolia, fig, camellias and a variety of specimen flowering trees. A pretty octagonal summerhouse is set in the far corner. A wrought iron gate, with archway over, leads to a paddock/further area of garden with a number of specimen trees, including flowering malus, a variety of ornamental trees and a small stable. The useful garden store with power and strip lighting is found in the corner of the courtyard with an outside flight of stairs up to a hobbies room. A grass tennis court is found on a higher level and is adjoined by a kitchen garden with raised beds and a summerhouse. The stable yard comprises a partially roofed, U-shaped range of stables, including a feed store, tack room, and four loose boxes. An array of sixteen solar panels are sited on two slopes of the stables. There is a door and short flight of stairs down into the all purpose barn with four sets of double timber doors. The mange measures 40m x 20m and is surrounded by post and rail fencing and has an all weather specialist wood fibre surface. It is surrounded by a variety of mature trees and a track leading up from the lower entrance and the three bay pole barn measuring 36ft x 17ft. The gently sloping field rises up to the northwest and is planted with a variety of specimen trees, including prunus, oaks and is bordered at the top of the western boundary by a small copse, which is enclosed and includes silver birch, rowan and some apple trees. The copse provides a lovely summer entertaining space and enjoys glorious views down through the field and across to the Vale of Taunton Deane. Tax Band: G
