TENANCY RELATED COSTS

BEFORE MOVING IN
  • Holding Fee is the equivalent of 1 week rent
  • Then the balance of the rent and deposit paid prior to the start of the tenancy. The deposit is equal to 5 weeks rent (up to £50k annual rent per year).

ADDITIONAL FEES that may apply – All inc VAT (currently 20%)
  • Call out for lost key and replacement key £25-50
  • Late rent payment or cheque returned to the bank £25
  • Late payment site visits £75
  • Copies of paperwork £25
  • Tenancy change request by Tenant £50
  • Early termination of the tenancy requested by tenant. (per agreement)


FEES TO LANDLORDS – LET ONLY

Set up Fee is up to 10% of annual rent + VAT (currently 20%) to include;
  • Agreeing the Market rent and find a tenant in accordance with the landlord’s guidance
  • Advice on Refurbishment
  • Provide guidance on compliance with statutory provisions and let consents
  • Carry out accompanied viewings (as appropriate)
  • Market the property and advertise on relevant portals
  • Erect a board
  • Advertise all relevant utility providers & Council tax authority changes
  • Collect and remit the first months rent
  • Provide Tenant with method of payment
  • Deduct any pre-tenancy invoices

ADDITIONAL FEES THAT MAY APPLY – Estimates to be given upon request
  • AML Checks on tenants £10 per check
  • Inventory upon request £90-£250
  • Reference checks (if agreed by tenant)
  • Additional advertising in specialist publications
  • Tenancy Renewal fee
  • Deposit Dispute assistance – Maximum of £300 Inc VAT
