Tenancy Related Costs (updated May 2019 )

In addition to the rent, there are a few other costs that some tenants must budget for before entering into a new tenancy agreement with Jackson-Stops. The following fees are payable before a tenancy can commence;
  • Company Let or Contractual Tenancy -  £240.00*
*The above fees are inclusive of VAT

In order to process your application we will also require you to supply the following information to Jackson Stops
  • 3  x bank statements ( dated within the last three months ) for each applicant
  • Proof of current address
  • Picture ID ( passport or full driving licence )

Affordability calculation
  • Applicants - Monthly rental amount x 12 x 2.5. This is the minimum household income required to pass referencing
  • Guarantor  - Monthly rental amount x 12 x 3. This is the minimum income required to be a guarantor

Rent & Deposit Payment
Jackson Stops require one month`s rent and a deposit ( equivalent to 5 weeks rent ) to be paid and cleared, prior to any keys being released  
  • Additional fees that may apply to certain tenancies
  • Call out for lost keys £50 including VAT
  • Missed contractor or inspection appointment £40 including VAT
  • Late rent payment or cheque returned by bank £40 including VAT
  • Copies of paperwork £25 including VAT
  • Non refundable pet payment of £200 including VAT

Vacating the property: ( for certain tenancies )
  • Preparation of a check out schedule of Condition will depend on the size and style of the property. Estimates will be given upon request. The cost is purely that of the inventory clerk and we do not take a commission on this.


Residential Landlord fees

Fully Managed Service:      
Initial Set up fee of 60% + VAT of the first months rent, ( 72% including VAT) followed by a monthly management fee of 10% + VAT of rent received ( 12 % Including VAT) for the term including any renewal

  • Finding and referencing a Tenant
  • Arranging photographs and preparing details
  • Booking accompanied viewings
  • Advertising and marketing on relevant portals
  • Marketing materials
  • Providing advice on compliance
  • Preparation & signing of a Standard Tenancy Agreement
  • Providing the Tenant with a method of payment
  • Collecting the deposit and holding in client account
  • Collecting and remitting the monthly rent received
  • Pursuing non-payment of rent and providing advice on rent arrears actions
  • Deducting commission and any other pre-tenancy invoices
  • Arranging a Landlords Gas Safety Certificate or EPC ( payable by the Landlord )
  • Holding keys throughout the tenancy ( to be supplied by the landlord )
  • Dealing with day-to-day management matters
  • Arranging routine repairs and instructing approved contractors
  • Carry out periodic inspections of the property & reporting findings to the landlord.
  • Instructing the inventory clerk to contact the tenant to arrange the final check out.
  • Instructing an inventory provider to prepare and check inventory with Tenant (JS reserves the right to apply a fee applies see below)
  • Negotiating between Landlord and Tenant any disbursements of the security deposit
  • Remitting any disputed amount to the Tenancy Deposit Scheme for adjudication
  • Registration of the security deposit with the TDS

Additional fees that may apply  
  • Memorandum of Agreement or Deed of Variation (Landlords share) - £72.00 including VAT
  • Initial service of Section 21 or Section 8 Notice - £120 including VAT ( any further eviction process instructions will need to be dealt with by the landlord via a solicitor of their choice, (solicitors fees will apply)
  • Additional property visits during a void period using our vacant property service - £90.00 including VAT
  • Supervising any additional works - 10% plus VAT of the total cost of any work in excess of £500.00
  • Making an insurance claim on the Landlord's behalf - 10% of the work but subject to a minimum fee of £240.00 including VAT
  • The cost of advertisements in specialist publications, preparation of brochures detailing the particulars of the Property including photographs (where applicable) will be subject to an additional charge. Full details will be provided on request
  • Preparation of an Inventory and Schedule of Condition and the arranging of a check in and check out will depend of the size and style of the property. Estimates will be given upon request. The cost is purely that of the inventory clerk and we do not take a commission on this

Tenant Find Service
A one off setup fee equivalent to one month’s rent plus VAT, (120 % inclusive of VAT, maximum), to include;
  • Finding and referencing a Tenant
  • Arranging photographs and preparing details
  • Booking accompanied viewings
  • Advertising and marketing on relevant portals
  • Marketing materials
  • Providing advice on compliance
  • Providing the Tenant with a method of payment
  • Collecting the deposit and holding in client account
  • Preparation & signing of a Standard Tenancy Agreement

Additional fees that may be apply
  • Services of Notices (Section 13 and 21) for non-managed properties - £120.00 including VAT
  • Additional property visits during a void period using our vacant property service - £90.00 including VAT
  • The cost of advertisements in specialist publications, preparation of brochures detailing the particulars of the Property including photographs (where applicable) will be subject to an additional charge. Full details will be provided on request
  • Preparation of an Inventory and Schedule of Condition report and the arranging of a check in will depend of the size and style of the property. Estimates will be given upon request. The cost is purely that of the inventory clerk and we do not take a commission on this.
