Tenancy Related Costs - All fees are inclusive of VAT at the prevailing unless otherwise stated


In addition to the rent, there are a few other costs that tenants must budget for before entering into a new tenancy agreement with Jackson-Stops. The following fees are all payable before a tenancy starts:

Assured Shorthold Tenants
  • Refundable Holding Fee – one weeks rent (This will be retained should the applicant fail the referencing, provide false or misleading information, fail the right to rent check, withdraw from the proposed agreement or fail to take all reasonable steps to enter an agreement)
  • Early Termination Fee – Landlords relet fee if requested by Tenant, subject to Landlord approval
  • Mid Term Tenancy Amendments - When requested by the tenant, £50, or reasonable costs incurred if higher
  • Replacement Keys or other Security Device – As per receipted cost

Company Lets
  • Admin/Referencing Fee - £240.00
  • Non Refundable Holding Fee – One weeks rent (Will be deducted from any monies owed upon successful completion of references)
  • Mid Term Tenancy Amendments - When requested by the tenant, capped at £50, or reasonable costs incurred if higher
  • Replacement Keys or other Security Device – As per receipted cost
  • Checkout Fee – This is property size dependant
  • Late Rent Reminders - £25 per letter

Throughout the tenancy there are other costs that will fall to the responsibility of the tenant(s) in addition to the rent.  These include:
  • Utilities (i.e. gas, electricity, Oil, water, septic tank and telephone)
  • Council Tax
  • Television licence
  • Installation of cable/satellite (if applicable)
  • Insurance (for your personal and own contents)

Residential Landlord Fees – All fees are inclusive of VAT at the prevailing unless otherwise stated

Fully Managed Service:
Setup fee of 60% followed by a monthly management fee of 12% of rent for the term including any renewal. To Include:
  • Finding and referencing a Tenant
  • Arranging photographs and preparing details
  • Booking accompanied viewings
  • Advertising and marketing on relevant portals
  • Marketing materials
  • Providing advice on compliance
  • Providing the Tenant with a method of payment
  • Collecting the deposit and holding in client account
  • Collecting and remitting the monthly rent received
  • Pursuing non-payment of rent and providing advice on rent arrears actions
  • Deducting commission and any other pre-tenancy invoices
  • Arranging a gas safety record, electrical installation condition report and portable appliance testing
  • Liaising with utility suppliers
  • Holding keys throughout the tenancy
  • Dealing with day-to-day management matters
  • Arranging routine repairs and instructing approved contractors
  • Advising all relevant utility providers of changes
  • Visiting the property at least three times per annum and notifying the Landlord of any outcome
  • Agreeing a check out time with the Tenant
  • Instructing an inventory provider to prepare and check inventory with Tenant (JS reserves the right to apply a fee, see below)
  • Negotiating between Landlord and Tenant any disbursements of the security deposit
  • Remitting any disputed amount to the Tenancy Deposit Scheme for adjudication
  • Standard Tenancy Agreement
  • Registration of the security deposit with the TDS
  • Services of Notices (Section 13 and 21)
  • Tenancy Renewal Fee £60
  • Additional property visits during a void period using our vacant property service - £90.00
  • Supervising any additional works - 12% of the total cost of any work in excess of £500.00
  • Supervising the partial or total refurbishment of a Property - 12% of the total cost of the work but subject to a minimum fee of £240.00
  • Making an insurance claim on the Landlord's behalf - 12% of the work but subject to a minimum fee of £240.00
  • The cost of advertisements in specialist publications, preparation of brochures detailing the particulars of the Property including photographs (where applicable) will be subject to an additional charge. Full details will be provided on request
  • Preparation of an Inventory and Schedule of Condition and the arranging of a check in and check out will depend of the size and style of the property. Estimates will be given upon request. The cost is purely that of the inventory clerk and we do not take a commission on this

Tenant Find Service
A one off setup fee equivalent to one month’s rent plus VAT maximum (120% inclusive of VAT maximum) To Include
  • Finding and referencing a Tenant
  • Arranging photographs and preparing details
  • Booking accompanied viewings
  • Advertising and marketing on relevant portals
  • Marketing materials
  • Providing advice on compliance
  • Providing the Tenant with a method of payment
  • Collecting the deposit and holding in client account
  • Liaising with utility suppliers
  • Standard Tenancy Agreement 

Additional costs for may be
  • Tenancy Renewal Fee £180 Non Managed
  • Services of Notices (Section 13 and 21) for non-managed properties - £90.00
  • Additional property visits during a void period using our vacant property service - £60.00
  • The cost of advertisements in specialist publications, preparation of brochures detailing the particulars of the Property including photographs (where applicable) will be subject to an additional charge. Full details will be provided on request
