Inventory Report 
£100 to £300 (inc.VAT) depending on the size of property.

Check-in and Check-out Inventory Fees
There will be a charge of £100-£200 (inc.VAT) for an independent inventory clerk to meet your Tenant and carry out a check-in report at the commencement of the tenancy and a further £100-£200 (inc. VAT) for the check-out report at the end of the tenancy.

Start of Tenancy Administration Fee 
£250 (inc. VAT) to draw up the tenancy agreement, collect references (ID checks, Right-to-Rent check, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability), protect the security deposit with a government-authorised scheme (DPS) and provides the tenant(s) with a Deposit Certificate and Prescribed Information within 30 days of the tenancy start date.

Renewal Fee 
A fee of £150 (inc. VAT) to negotiate a tenancy renewal, amend and update terms as required and re-register the security deposit. 

Permitted Occupier Fee: £120 (inc. VAT) per permitted occupier.
ID checks, Right to Rent checks and explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord.

Key Cutting: Quote on request

Landlord Withdrawal Fees (before start of tenancy)
£300 (inc. VAT) per tenancy. To cover the costs associated with the marketing, advertising and tenancy set-up should the landlord withdraw from an agreed tenancy before it’s started.

Additional Property Visits: £150 (inc. VAT) per visit.
Should the landlord request property visits in addition to those within their existing Terms of Business, this covers the costs of attending the property.

Amendment Fee: £50 (inc.VAT) per clause amendment

Undertaking a repeat check in person on a time-limited visa in accordance with the Immigration Acts 2014 and 2016. Notifying the Home Office should an illegal overstayer be identified. This does not apply to a ‘Tenant Find Only’ service.

Court Attendance Fees
£150 (inc. VAT) per hour

FINANCIAL CHARGES
Interest on Unpaid Commission: 5% above the Bank of England Base Rate from Due Date until paid.

Providing an Annual Income and Expenditure Schedule: £50 (inc. VAT) annually.

OTHER FEES AND CHARGES
Major Repairs or Refurbishments 10% (incl VAT) administration and project management fee. 

Vacant Property Management Fees: £60 (inc. VAT) per visit.

To cover the costs associated with visiting the property to undertake visuals checks on the inside and outside at a frequency mutually agreed with the landlord.

TENANCY FEES
HOLDING DEPOSIT (per tenancy) : One week’s rent.

This is to reserve a property. Please Note: This will be withheld by the Agent if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

SECURITY DEPOSIT (per tenancy. Rent under £50,000 per year): Five weeks’ rent.

This covers damages or defaults on the part of the tenant during the tenancy.

SECURITY DEPOSIT (per tenancy. Rent of £50,000 or over per year): Six weeks’ rent.

This covers damages or defaults on the part of the tenant during the tenancy.

UNPAID RENT: Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent.

Please Note: This will not be levied until the rent is more than 14 days in arrears.

LOST KEY(S) OR OTHER SECURITY DEVICE(S)
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

VARIATION OF CONTRACT (Tenant’s Request): £50 (inc. VAT) per agreed variation.

To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

CHANGE OF SHARER (Tenant’s Request): £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher.

To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

EARLY TERMINATION (Tenant’s Request)

Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
