Residential Landlord fees

Service Offered:

Letting, Rent Collection, Renewal and Rent Receipt: 12% of rent (Including VAT) for the term including any renewal


  • Finding and referencing a Tenant

  • Arranging photographs and preparing details

  • Booking accompanied viewings

  • Advertising and marketing on relevant portals

  • Marketing materials

  • Providing advice on compliance

  • Providing the Tenant with a method of payment

  • Collecting the deposit and holding in client account

  • Collecting and remitting the monthly rent received

  • Pursuing non-payment of rent and providing advice on rent arrears actions

  • Deducting commission and any other pre-tenancy invoices

  • Making any relevant HMRC deductions

Short Lets (three months or less)

  • Letting, Renewal & Rent Receipt: 24% (including VAT)

  • Letting, Renewal, Rent Receipt & Management: 31.2% (including VAT)

Vacant Management: a minimum of £90.00 (including VAT) per month

Letting, Renewal, Rent Receipt & Management: 19.2% of rent (Including VAT) of rent for the term including any renewal


  • In addition to Letting, Renewal and Rent Receipt service;

  • Arranging an Energy Performance Certificate

  • Arranging a gas safety record, electrical installation condition report and portable appliance testing

  • Administrating Ground Rent and Service Charges

  • Liaising with utility suppliers

  • Holding keys throughout the tenancy

  • Retaining a working fund

  • Dealing with day-to-day management matters

  • Arranging routine repairs and instructing approved contractors

  • Deducting commission and other works

  • Advising all relevant utility providers of changes

  • Visiting the property at least once per annum and notifying the Landlord of any outcome

  • Agreeing a check out time with the Tenant

  • Instructing an inventory provider to prepare and check inventory with Tenant (fee applies see below)

  • Negotiating between Landlord and Tenant any disbursements of the security deposit

  • Remitting any disputed amount to the Tenancy Deposit Scheme for adjudication

Additional non-optional fees and charges (irrespective of level of service):

  • Standard Tenancy Agreement (Landlords share) - £480.00 including VAT
  • Memorandum of Agreement or Deed of Variation (Landlords share) - £240.00 including VAT

  • Alterations requested by the Landlord's solicitor to our standard Agreement - £90.00 including VAT per hour

  • Services of Notices (Section 13 and 21) for non-managed properties - £90.00 including VAT

  • Additional property visits during a void period using our vacant property service - £90.00 including VAT

  • Instructing contractors during a void period or if we are not managing - 10% of contractors net invoice plus VAT  
  • Supervising any additional works - 10% plus VAT of the total cost of any work in excess of £500.00
  • Supervising the partial or total refurbishment of a Property - 10% plus VAT of the total cost of the work but subject to a minimum fee of £240.00 including VAT

  • Making an insurance claim on the Landlord's behalf - 10% of the work but subject to a minimum fee of £240.00 including VAT

  • Submission of non-resident landlords receipts to HMRC - £102.00 including VAT for each quarter

  • Informal deposit dispute adjudication when not managed - £90.00 including VAT

  • Preparation of documentation for County Court proceedings - £90.00 including VAT

  • Attendance at court or any tribunal on the Landlord's behalf - £90.00 including VAT per hour

  • Supplying copies of remittance advices - £72.00 including VAT per statement or £120.00 including VAT for all statements covering a tax year

  • The cost of advertisements in specialist publications, preparation of brochures detailing the particulars of the Property including photographs (where applicable) will be subject to an additional charge. Full details will be provided on request

  • Preparation of an Inventory and Schedule of Condition and the arranging of a check in and check out will depend of the size and style of the property. Estimates will be given upon request. The cost is purely that of the inventory clerk and we do not take a commission on this.
