Land at Cold Hall Farm, North Weald, nr Chipping Ongar, Essex CM16 6AD The Property The land is predominantly Grade Three, as identified by the Agricultural Land Classification map for the Eastern Region. The soils are shown as predominantly Windsor Series with areas of Essendon Series, described as predominantly a slow permeable clay soil. The land is located within a surface water nitrate vulnerable zone. Location The land at Cold Hall Farm is situated on the southern edge of North Weald, approximately 2 miles (3 kilometres) to the north east of the town of Epping. Access to the land is from Kiln Road which joins with the B181 High Road at North Weald, linking to the A414 trunk road to the north and the town of Epping to the south. The M11 (Junction 7) is approximately 3 miles (4.8 kilometres) to the west. The Farmland The farmland extends to approximately 37.87 hectares (93.57 acres). The holding has been extensively drained. Cropping has been winter wheat over the previous 5 years. Method of Sale The property is offered for sale by private treaty as a whole. Tenure The land is offered freehold with vacant possession on completion. The land is currently farmed under the terms of the contract farming agreement dated 22nd July 2014, with effect from 16th September 2014, held between J Pearl Farms and F Pegrum & Sons. The agreement will be terminated following the 2017 harvest, subject to any holdover arrangements. Timing It is intended that an exchange of contracts will take place within 28 days of the purchaser’s solicitors receiving the draft contract.
