THE PROPERTY

Walking distance of the Station and City centre, a particularly fine and imposing Victorian family house, extensively renovated and remodelled, full of character, surrounded by formal gardens. Bereweeke Road is a prime residential road which lies on the north-western side of the city, between the Stockbridge Road and the Andover Road. The mainline railway station to London Waterloo and the City centre are both within walking distance. In Bereweeke Road there is a tennis club and the Peter Symonds Sixth Form College. The City itself has an eclectic range of shops, restaurants, coffee shops, theatre, cinema and sports centre. There are wonderful walks around the old historic part of the City including the Cathedral Close, the College, and along the banks of the River Itchen. The motorway which lies on the eastern side of the City and provides a fast link northwards to the M25, airports and London, whilst to the south, it gives fast access along the busy conurbation of the South Coast. Within Winchester there are an excellent range of both private and state schools and a good variety of recreational and sporting opportunities. The Mathom House is a truly rare and exceptional detached Victorian house. It has classic mellow brick tall elevations, with inset sash and casement windows under a hipped, tiled and dormered roof. The house has recently been completely refurbished throughout. Renovation works undertaken by Banyards Construction Limited from Poole have included the demolition and rebuilding of the northern side of the house, re-roofing, new dormers, all chimneys rebuilt or repointed, new rainwater goods, soakways and new French drain re-dug. Replacement of all windows, now double glazed, and all external doors. Re-wiring, re-plumbing, central heating to the new build - the remainder has been completely overhauled. There is underfloor heating in the new rear lobby and kitchen/breakfast room. In 2011 the boilers were replaced and the pressurised hot water system which included a water softener, and a new mains supply from Bereweeke Road. Installation of a bespoke kitchen by Controlled Interiors of Wickham, oak flooring, all sanitaryware replaced, mainly Hans Grohe fittings. Redecoration throughout the entire interior and exterior of the house and the chimneys to the three working fireplaces were relined. There is a newly built detached double garage, garden walls, new drive and automatic gate. The garden has been completely redesigned by Ridpath Garden Designs. The expenditure has been in the order of £500,000. The rooms are typical of the era, beautifully proportioned, with high ceilings and much of the architectural detail has been carefully retained including moulded cornicing, ceiling roses, fireplaces (three working, the remainder are features), and display and book shelving with cupboards. For the layout of the accommodation please see the floor plans.
