THE PROPERTY

A prime property with great potential in this desirable location SUMMARY A 2,328 sq ft Grade II listed detached late 18th/early 19th Century double fronted 4 bedroom house with later sloping roof extension to the rear (forming the kitchen and rear bedroom). A 1,967 sq ft two storey timber framed and clad barn with lean-to storage area/car port, corrugated iron/plastic sheet roof and adjoining greenhouse to the rear. There is a kitchenette/shower room to one corner of the ground floor in the barn. The second floor currently only has ladder access. A 974 sq ft brick cart barn and workshop with tiled roof and lean-to store. An open fronted timber framed and clad cart barn (not depicted on the floor plans) measuring 13.86m (45'5) x 4.30m (14'1). Plot of 0.38 of an acre including gardens to the side of the house, extending to the rear of the plot, and parking to the rear of the property, which the outbuildings are arranged around. DESCRIPTION The property has been in the same family since the late 1800s and was once used as a forge. It is considered the property offers superb potential given the condition of the multiple buildings on the site. Tonbridge & Malling Borough Council issued a positive response (available on request) to a pre-application enquiry submitted in February 2017 proposing the conversion of the two main outbuildings into separate dwellings thereby creating three dwellings on the plot, although it was stressed that structural, heritage, design, layout, tree, highways and other planning matters would need to be submitted and accepted. Interested parties will need to make their own enquiries as to what can be done to/with the property. Whilst no structural or other surveys have been carried out on the house, we are aware that the owner has repaired some water penetration due to poor flashing in the roof, although the resulting damage to the two front bedroom ceilings and bathroom ceiling has not been repaired. The structural condition of the outbuildings is poor. In particular, the tiled roof of the brick outbuilding has been compromised. FEATURES The main house is an attractive, double fronted, detached, Grade II listed brick building with tiled roof and two chimneys (fireplaces have not been used in recent years). The front elevation has multi-pane sash windows flanking a central round headed window and decorative fanlight in the round-headed doorcase. Stone steps lead up to the panelled front door. Internally, there are panelled doors, picture rails, tiled fireplaces and some wooden floorboards underneath the carpets. The fireplace in the dining room and china cupboard with serpentine shelves form part of the Grade II listing. The accommodation comprises two front reception rooms, a rear study, utility room, kitchen/breakfast room, pantry and lean-to rear porch. Arranged on the first floor is the family bathroom, three double bedrooms plus a fourth bedroom accessed through one of the others (potential separate access could be gained by knocking through the linen cupboard). The fourth bedroom has access to a fairly substantial loft space. There is also a wet cellar. The two storey barn has an electricity and drainage supply. The brick outbuilding has power laid on. In addition to the three main outbuildings there is an outdoor WC. SITUATION The property is located on St Leonards Street, about half a mile from the vibrant Kent market town of West Malling. The 52 acre Manor Park Country Park is almost on the doorstep with lakes, meadows and paddocks to walk around and the remains of a Norman castle (St Leonard's Tower) are opposite. West Malling offers an abundance of restaurants, cafes, pubs and tea rooms, convenience stores, independent shops and a monthly farmers' market. The rail station is about 1.2 miles from the property and serves London Victoria/Blackfriars in about 1 hour, or Elephant & Castle (change for London Bridge) in about 55 minutes. Junction 4 of the M20 is under 4 miles away, providing fast connections to London and Folkestone. Maidstone shopping centre is only about 10 miles away providing comprehensive retail and recreational facilities. Also, Bluewater at Dartford is only about a half hours drive away. Maidstone, Tonbridge and Rochestser each have grammar schools. West Malling, Leybourne and Offham all have primary schools. There are a number of preparatory schools in and around Sevenoaks, Tonbridge, Tunbridge Wells, plus King's at Rochester. DIRECTIONS Heading East on the M20 from London, exit at junction 4. Take the second exit onto the A228 towards Tonbridge/West Malling. At the second roundabout continue on the A228. Continue for just under 1 mile.
