An enchanting attached Georgian house full of character, and a well stocked mainly walled garden, quietly situated in the heart of the village. The house is situated in the centre of the village of Broughton which lies on the western side of the Test valley south of the A30 between Stockbridge and Salisbury. It has excellent amenities including a village shop/post office, church, two public houses and a school. Close by for everyday facilities is the pretty small Georgian town of Stockbridge and the cathedral cities of Winchester and Salisbury are both within easy driving distance. Mainline communications in the area are excellent for London with stations at Grateley, Andover and Winchester and access on to the A303 to the north which links with the M3 and A34 north to the M4. The house is an attached small but perfect Georgian house with a most attractive front elevation of brick covered in climbing roses and passionflower with a central entrance portico and inset sash and casement windows under a slate roof. The freshly decorated accommodation is very charming and full of character. The ground floor is particularly well proportioned, and the sitting room has occasionally been used as a third bedroom, the drawing room has a fireplace, Victorian grate, pine surround and over mantel, French doors lead from the dining room onto the terrace and has attractive shelved display cupboards. The kitchen/breakfast room is fitted with a range of units, beech block worktops, two oven Aga, beech floor and the unusual bay window provides the perfect eating area. There is a useful cellar. On the first floor are two double bedrooms, both with built in cupboards, and at the top of the stairs there is access into a useful eaves storage cupboard. The bathroom has a wide wood boarded floor, bath, circular basin on wash stand, wc, and part tiled and panelled walls. The Gardens The very pretty gardens lie behind the cottage on the western side, they are predominantly walled and fenced and consequently are extremely private. Adjoining the house is a paved terrace with steps leading out to the lawn between dwarf brick walls. The lawn is edged with well stocked herb borders, rose and box hedging and other flowering trees and shrubs including a quince which provide an absolutely mass of colour throughout the summer months. There is a timber garden shed and a gravel area for a table and chairs. The property has a right of way through the adjoining property's garden. Opposite the house there is a private parking space.
