THE PROPERTY

THE PLANS The plans to which the planning permission relates have been prepared by Peter Wells Architects, and have been designed to refurbish the existing coach house structure, with the addition of a single storey extension. This will create an open plan living space, incorporating kitchen, dining area and living room, with extensive glazing to three elevations. The existing structure is planned to house two ground floor bedrooms and a bathroom, with a third bedroom on the first floor. It is envisaged that the completed residence will have a floor area extending to some 1,350 sq ft. OUTSIDE Approached from Broad Road, over an initial section of private drive, the plot is located beyond double gates on the left hand side. There is a large expanse of lawn, with a planned private drive sweeping around to the coach house, beyond which lies a second area of garden, along with a walled courtyard oriented to the south and west. SERVICES Mains connections are available within the close vicinity and the purchasers will be required to make their own enquires in order to secure the required connections.
