A pretty Victorian cottage, well modernised, situated in the heart of this sought-after Itchen Valley village The cottage is situated in the heart of the village of Easton which lies in the Itchen valley on the north eastern side of the cathedral city of Winchester, just south of the B3047 which runs through the valley from Abbots Worthy to Alresford. Easton is lined with attractive period houses and cottages, has a church, two public houses, cricket pitch, village hall and garage. There is a local school at Itchen Abbas, Princes Mead is about one mile and there is a post office/shop at Kings Worthy. Surrounding the village is beautiful open countryside with very special walks along the banks of the River Itchen. The proximity of Winchester and its many facilities are particular attributes especially the fast access to London either by road or rail with the mainline station to London Waterloo (journey time about 58 minutes). The M3 provides fast links northwards to the M25 motorway, the airports and central London or southwards to the M27 for the South Coast. A charming and well presented two storey terraced cottage understood to have been built in the Victorian era, circa 1860. One of a terrace of five cottages of which four were modernised and extended in the 1980s. The cottage has subsequently been extensively refurbished to a high standard by the present owners, but they have retained its inherent character. It has pretty brick elevations under a slate and tiled dormered roof. A gravel path leads up through the front garden to an enclosed porch. A panelled and glazed door opens into the dining room/kitchen. The two rooms are divided by a wide archway and both have a wood laminate floor. The dining room has a brick lined fireplace, and the period range could be available by separate negotiation. Beech units are fitted throughout the kitchen together with various integrated appliances. Beyond is the well proportioned sitting room, which has a wood laminate floor and French doors to the garden. On the first floor are two double bedrooms and a bathroom. Outside At the front of the cottage there is an area of lawn and a path leading up to the porch and front door. A driveway leads down the eastern side of the terrace to the parking area. The cottage has two designated car parking spaces and a substantial timber garden shed, 12' x 8'. The main garden is fenced principally lawned with a terrace adjoining the cottage and a stepping stone path leads down through the lawn to the driveway at the rear.
