A picturesque former farm cottage with origins in the late Georgian period, within the conservation area of Mill Hamlet, directly adjoining Pagham Harbour Nature Reserve, with lovely marine views over the northern reaches of the harbour. The period facade, with an 1810 date stone belies the interior, which has been completely remodelled and now provides exceptionally stylish modern accommodation with a very flexible and adaptable layout, perfect as a full time home or ideal as a weekend retreat. The adaptable accommodation includes a magnificent first floor sitting room with breath-taking panoramic views over the nature reserve and Pagham Harbour itself. The interior has been designed with great flare and style, with top hung sliding oak doors, engineered oak walls in the kitchen and lime wash decoration elsewhere. The office/study and summer snug could both be used as additional bedrooms 4 and 5 if required, and the roof terrace with additional sedum roof provides unparalleled views. Larch cladding externally, and internal herb window box and boardwalk garden feature are just a few of the stylish touches created by the vendor. Properties are very rarely available in Mill Hamlet, described by Ian Nairn in the Sussex Edition of the Buildings of England as "like a miniature Bosham". The quay was once a busy port loading ships bound for France during the Napoleonic Wars. As the channel silted up activity gradually declined. Now this area of the harbour is a beautifully tranquil Nature Reserve famed for its wide variety of water birds including Wimbrill and Greenshank amongst others. The local pub The Crab and Lobster has a very successful restaurant and there is a garage on the main road with local shopping facilities. The coastal town of Selsey a few miles to the south provides more local shopping whilst the cathedral city of Chichester provides a good range of shops and restaurants arranged partly within its' pedestrianised centre. Chichester is also home to the internationally known Festival Theatre and the Pallant House Gallery. Sailing and beach sports are the predominant pastimes in the area with a choice of sailing clubs nearby, most notably at Bosham, Itchenor and the nearest being Chichester Marina. The nearest beach can be found at Church Norton and along with the beaches of East and West Wittering are suitable for bathers, windsurfers and more recently kite surfers and land-boarding. To the north the South Down National Park provides beautiful countryside with many opportunities for walking, riding and mountain biking. Goodwood is a significant attraction with its internationally known racecourse and more recently it has become host to the annual Festival of Speed and the September Revival at its historic motor circuit. There is also a private air field for the use of light aircraft. Communications are good with mainline stations at both Chichester and Havant providing services to London Victoria and Waterloo respectively. The A27 provides good vehicle access to various towns and cities along the South Coast and this joins with the A3 to provide vehicle access to London which has been significantly improved by the opening of the Hindhead tunnel.
