Set in the very heart of this popular sailing village, within half a mile of Bosham Sailing Club, with impressive views over Shore Road to the head of Bosham Channel. An extensive chalet-style house with garaging set in gardens of about half an acre. Rithe End occupies a splendid position in Old Bosham on a private road with far-reaching views over Shore Road to the head of Bosham Channel and the surrounding village landscape. The original house is believed to have been built in the 1930's and has been in the continuous ownership of the present owner's family since then. All the main rooms of the house take full advantage of the impressive harbour views and the accommodation has a highly adaptable layout allowing the house to be used as a three bedroom property with first floor flat above, or a five bedroom house with three bathrooms including the first floor flat. In 2010 the present owners obtained planning permission to build an extension on the eastern side of the property. This includes a triple aspect sitting/dining room of some 26' length, two bedrooms, well-appointed en-suite bathroom and cloakroom. Please note that the extension was consented for purposes ancillary to the residential use of the main house and is not allowed to be occupied as a separate dwelling or annexe for dependent relatives or similar persons. The brick-set courtyard approach to the house provides ample casual parking and access to its integrated double garage with remote controlled up and over door. The surrounding gardens amount to some half an acre and are designed for ease of maintenance, laid principally to lawn with well-established shrubs and hedged boundaries. The property also owns a triangle of lawn lying between The Drive and Shore Road. Bosham is perhaps the prettiest of the villages on Chichester Harbour and one of the premier centres for sailing on the south coast with a ready supply of moorings and a thriving sailing club which hosts one of the largest fleets of classic day boats in the country. The village has a fascinating history with the chancel of its Saxon church featuring in the Bayeux tapestry and also having a claim to being the location where King Canute tried to hold back the rising tide. The village has an active local community with a primary school, two pubs and a very popular hotel/restaurant, tea rooms and an arts and crafts centre. A little further to the north there is a well-stocked farm shop, sub-post office and medical centre. Sailing is the premier pastime in the immediate area but other recreational activities are well catered for. There are a number of golf courses, wind surfing and bathing from the beaches at the Witterings and the South Downs National Park provides 1000's of acres of riding and walking countryside. Goodwood is perhaps best known for its race course, but also provides a country club and has become increasingly well known for its annual Festival of Speed and the Revival of its historic motor circuit. Chichester city centre is particularly well known for its cultural activities centred around the 12th Century cathedral, together with the internationally known Festival Theatre and Pallant House Gallery. The A27 provides good vehicle access to various centres along the south coast including Brighton, Worthing and Portsmouth. Bosham village also has its own railway halt, providing a connection to either Chichester or Havant both of which provide regular services to London Victoria and Waterloo respectively.
