THE PROPERTY

A beautifully presented country house occupying a lovely south facing plot on the edge of Hollybank Woods. The house is believed to date from around 1920 and has been extended and improved over the years. The ground floor has been improved with a magnificent open reception hall, with staircase to first floor landing with a large roof lantern, flooding the area with light. There is a formal drawing room and casual sitting room, in addition to the particularly spacious kitchen/family room with utility and downstairs cloakroom. The first floor comprises six bedrooms, two of which have en-suite bathroom facilities, plus a family bathroom. The gardens are without doubt a key feature of the house, stretching to 0.918 acres, with a side gate opening onto a bridleway leading to Hollybank Woods and to the South Downs. Lightly wooded and south facing, the garden blends formality with fun, having a tree house, zip wire and MTB jumps. The lawns have various sun terraces and decks, and its lightly wooded in character with Hollybank Woods. There is plenty of parking and additionally there is a large three bay barn suitable for garaging or workshop space. This pretty harbourside town on the boundary of Hampshire and West Sussex is extremely popular and it is not hard to see why. It has retained a good number of local shops, public houses and restaurants. Emsworth Sailing Club and The Slipper Sailing Club are only a short distance away and the town still retains a small fishing fleet with two boatyards specialising in classic local craft. Despite its idyllic setting, Emsworth is easily accessible with good road and rail links to London. Havant station provides mainline services to London Waterloo in about 1 hour 20 minutes. The city of Portsmouth is only 10 miles away. The cathedral city of Chichester is some 7 miles to the east, home to the internationally renowned Festival Theatre and Pallant House Gallery. There are golf courses in the nearby village of Rowland's Castle and at Goodwood, where this is also a full horse racing calendar including Glorious Goodwood. Goodwood also plays host to the Festival of Speed and the annual Revival meeting at its historic motor circuit.
