  • PP for 98 Residential Units
  • 10 Acre Site
  • GDV CIRCA £35m

* Exciting Development Opportunity * Comprising a site of about 10 acres with Planning Permission for 98 residential dwellings with a GDV of circa £35,000,000 The site occupies approximately 10 acres of former industrial land to the north east of Robertsbridge and is accessed from Northbridge Street, which passes along the site's eastern boundary. Disused industrial buildings and large areas of hard standing occupy much of the site's main plateau. Existing buildings include the Victorian Mill and associated Oast Building (Grade II listed). The southern portion of development site is largely undeveloped and is occupied by grassland and scrub. Beyond this, the River Rother creates an isolated pocket of dense vegetation and trees, which is disconnected from the wider development site. The main plateau of the site sits low in relation to surrounding topography. The more elevated northwest portion is dominated by pockets of trees and vegetation that merge with woodland to the north of the site. Grassland/scrub in the southern section of the site falls towards the River Rother. Erection of 98 residential dwellings (Use Class C3), non residential floor space comprising 280 sq m (Use Class A3) and 920 sq m (Use Class B1) and associated access, car/cycle parking, open amenity space, strategic landscaping and green infrastructure and including restoration works to existing buildings - further details on page 4. Planning Application: RR/2017/382/P Full details of planning available from Rother District Council Planning Portal. Hodsons Mill The current building originates from the turn of the 20th century after a fire destroyed the former 18th century mill. The building is located in a Conservation Area and held in high regard by local people. It is proposed that the Mill is converted to residential flats aimed at the retirement community. A proposed extension to the building will incorporate dark timber clad elevations with balconies. The Oast House This was the western range of an oast house to Mill Farm which adjoined Hodsons Mill. The Oast House consists of two attached buildings, the western part of which is Grade II listed. The eastern half was a brick oast house but is unlisted due to substantial alternations during the mid 20th century. Wealden Hall House The site analysis requires a focal point for non residential use on the Northbridge frontage which is a prominent location. Due to the proximity of the Northbridge Conservation Area the design was sensitively considered. It is proposed using the Wealden hall house type of building. The proposed building provides 520 sq m Gross Internal commercial space with undercroft parking.
