THE PROPERTY

A fine example of a very pretty timber framed property dating back to the late 15th century, tucked away in the heart of the very popular village of Cerne Abbas. Tucked away near the heart of the very popular and historic village of Cerne Abbas, first glimpses of Beevor Cottage are most impressive. It has an incredibly pretty faade constructed of a timber frame and is believed to date back to the 16th century, or even the late 15th century, especially given its close proximity to the Abbey gatehouse. On first entering the property there is a real sense of charm and space and you are immediately confronted by the sitting room, which really is a most lovely room with many period features in place including a fabulous medieval stone fireplace, window seats, fielded panels, exposed timbers and exposed stone to one wall. The property was cleverly extended in the 1980s to provide a kitchen with a bathroom above. Adjacent to the sitting room is a lovely garden room which can be very happily used all year round and with doors leading out to the surprisingly good-sized and easily maintained garden. This could also be used as a downstairs bedroom and has an adjoining shower room. The principal bedrooms are situated on the first floor with a good sized landing which overlooks the garden. There are two very good sized double bedrooms, one of which has the original medieval stone fireplace in, and a large family bathroom. The delightful garden is bounded by a stone wall at its lower level with steps leading to a paved area surrounded by trees and shrubberies giving all year colour and interest. There are two workshops, both with electric and light, nestled in the garden with a further area approached by a pedestrian wrought iron gate. This lies immediately in front of the garden room with a semi circular paved area with raised garden behind, again with well planted mature shrubberies. There is also a detached garage, which has an electric up and over door, power and light and off street parking. LOCATION The conservation village of Cerne Abbas, with its fine parish Church of St Mary, lies within the unspoilt Dorset Downs about 8 miles north west of the county town of Dorchester. The village itself has an excellent range of facilities including a general store and post office, tea rooms, 3 public houses, a first school and doctor's surgery, all within easy walking distance of the property. From the front door it is only a short walk to the heart of the village, There is superb walking and riding in the surrounding countryside along the extensive network of footpaths and bridle ways that cross the beautiful countryside around the village. There are many other good opportunities for sports and recreation in the area with golf and other sports clubs in and around Dorchester and Sherborne, and it is a relatively short drive down to Dorset's beautiful heritage coast line between Weymouth, Lulworth and Bridport. EDUCATION There is an excellent First school in the village and further state schooling at St Osmunds Middle School and Thomas Hardye School, both in Dorchester. Private schooling includes preparatory schools in Sherborne, Sandroyd, Perrott Hill, Knighton House and Sunninghill School in Dorchester. Senior schooling at Sherborne, Sherborne Girls, Canford, Milton Abbey, Bryanston (mixed), St Mary's Shaftesbury (for girls) and Leweston (for girls).
