A BUILDING PLOT WITH PLANNING PERMISSION ENJOYING FABULOUS SEA VIEW DESIGN POLICY Although this is only an outline planning application, with all matters reserved, a split-level house design would be favourable due to the topography of the land. A carefully considered design for this dwelling could occupy the site without causing amenity issues for any of the adjacent properties or properties to be built on the adjoining, previously approved building plots. The proposed materials would be selected to be sympathetic to the immediate landscape and design. The new property would be constructed to a high level of sustainable principles and with environmentally friendly building materials and techniques. The existing boundary treatments to the north, east, south and west of the site would be retained and reinforced with additional shrub/tree planting. The north boundary fronting the highway already benefits from a cut-back level with the road which creates parking spaces although additional excavations would be required to improve visibility. Under Road is unclassified, has a 30 mph speed limit and enjoys very infrequent traffic use, with neighbouring properties operating with similar cut-in access arrangements without issue. The newly formed site entrance/parking area will be surfaced with open jointed brick pavers to aid the disposal of surface water. Disabled entry to the proposed dwelling will be gained off a concrete/brick paved path (max gradient 1:20) to a low threshold front entrance door in complete accordance with the current building regulations. All other disabled requirement such as ground floor W.C. facilities and electrical switching and controls as set out in the Building Regulation Approved Document Part M2004 are to be strictly adhered to.
