A superb opportunity to acquire this site of about 1 acre with outline and reserved matters planning permission granted to build two bungalows to the front of the plot, and outline permission granted for a further two units to the rear; all superbly set in this semi-rural position on the northern outskirts of elmswell. THE PROPERTY A superb opportunity to purchase this 1-acre (STS) paddock site with a full and outline consent granted recently to build 4 properties. The granted application sites are located between 2 houses, Hedgerows and Half Acre, which are a short distance north of Elmswell. The existing bungalow, Hedgerows, is to be retained by the owners who are also applying for permission to build a 5th bungalow to the rear of the existing Hedgerows bungalow for them to live in. The purchaser will be given the option to tender for this building work as well on the basis that it is expected to be of a similar style to those two plots, granted full consent. The main central access will be sold with the plots, so that the requirements of the planning permissions can be complied with and Hedgerows and (subject to planning) the new 5th bungalow, will retain a right of way across the access to the highway. PLANNING The front plots have consent granted for the erection of two single storey dwellings with a shared detached garage between them. Consent was granted for Outline Planning Permission under Mid Suffolk District Council reference DC/18/02553. Consent was granted for the Reserved Matters on the 14th April 2021 under reference DC/20/05052. Development is permitted providing it is commenced not later than two years from this permission date. The CIL liability notice has calculated the contribution required to be £41,220.07 for the two front properties on the basis of 303.55 sqm/3,267 sq ft of chargeable area. Each bungalow is believed to be 135 sqm/1,453 sq ft plus garages which are each 18sqm/193 sq ft The rear plots have Outline Planning granted (All matters reserved except access) for the erection of 2 further detached single storey dwellings with vehicular access. This consent was given on 15th October 2020 and the application for approval of reserved matters must be made not later than three years from this permission, and the development must begin no later than two years from the final approval of the reserved matters or, in the case of approval on different dates the final approval of the last such matter to be approved. LOCATION The site sits in a picturesque setting on the north eastern outskirts of the well-appointed village of Elmswell and abuts farmland.
