THE PROPERTY

The Property This impressive contemporary house has been skilfully refurbished and redesigned over the last four years by the present owners. The focal point of everyday living is a light, south facing sitting/dining/family room of some 34 ft in length with two sets of bi-folding doors opening onto the terrace and landscaped garden. This spacious room opens onto a sleek stylish kitchen with polished quartz worksurfaces and a good range of integrated appliances including dishwasher, conventional oven, combination oven, ceramic hob with detachable magnetic control and four induction plates. A separate island unit has further low level storage with wine racks and a polished quartz breakfast bar. A spacious home office/bedroom 4 provides an attractive space to relax or work from home away from the main living areas. On the first floor there are three bedrooms and two bathrooms. Two of the bedrooms look south with far reaching views towards Prinsted Channel. The principal bedroom in particular has full height picture windows with double doors opening onto a glazed Juliette balcony making the most of these views. A beautifully appointed bathroom en-suite includes both walk-in shower recess and bath with attractive panelling and stone vanity surface. Outside The garden to the front of the house provides casual parking with a manageable lawn and borders. The landscaped gardens to the south of the house are not overlooked and are approached by way of two sets of bi-folding doors from the main living area. These open onto a partially pergola covered terrace which runs the width of the house, with outdoor lighting and power point. A pathway with stone shingled dressings leads pass attractive borders planted with lavender, roses and shrubs to a second circular terrace to the south of the garden screened by architectural grasses and bamboo. A manageable lawn has further borders to the western boundary planted with a colourful display of traditional shrubs and architectural plants, whilst a young apple tree and silver birch create attractive focal points. Gated footpaths either side of the house provide convenient access to the garden for the moving of cuttings or garden equipment. Location Prinsted itself is conveniently located within a mile of local shops available in nearby Southbourne, together with a railway halt which provides services to Portsmouth, Havant and Chichester. The latter two stations also providing on-going services to London Waterloo in about 1 hour 20 minutes and London Victoria in about 1 hour 40 minutes respectively. The nearby town centre of Emsworth provides a good selection of facilities together with a number of pubs, bars and restaurants. Emsworth Harbour is ideal for dinghy sailing, but also provides deep water yacht moorings. Whilst sailing is perhaps the predominant pastime in the immediate area, sporting and recreational activities elsewhere are numerous including a number of golf courses, the nearest being at Rowlands Castle. Horse racing can be found at both Goodwood and Fontwell Park and bathing, windsurfing and kite boarding may be enjoyed from various beaches along the south coast. The National Trust Reserve at East Head and the award-winning Blue Flag beaches of West Wittering are easily accessible and are perhaps the most picturesque in West Sussex. To the north, the rich countryside of the South Downs National Park is criss-crossed with many bridle paths and footpaths. Goodwood, already internationally known for its horse racing also plays host to the annual Festival of Speed and the Revival of its historic motor circuit. There is also a private airfield for the use of light aircraft.
