​​​​​​​Changes to notice periods come into action on 1st October

Notice periods for both Section 21 and Section 8 notices will revert to two months for most types of eviction from 1st October, a move welcomed by letting agents.


The measures were appropriate at the height of the pandemic, but many experts including agent and landlord trade bodies note that extending the notice period for evictions would have meant thousands of landlords were plunged into further financial problems, especially those landlords with tenants owing large amounts of rent arrears and those looking to move back into their own properties or sell them. At Jackson-Stops we have welcomed this news in order to protect all parties where these situations arise.

A Ministry of Housing statement concluded: “Returning notice periods to their pre-COVID lengths from 1st October will allow landlords to repossess their property where necessary. However, we intend to retain the power to implement these measures again in the case that the public health situation worsens, and these measures are required again".
