While the use of AI is supporting property sales or purchases, there is no substitute for good, old fashioned estate agency, and you can rest assured that we always utilise this approach when it comes to managing the sale or purchase of your home. You can expect our staff to be picking up the phone to potential buyers, being there for viewings to answer all questions, and using our personal experience, knowledge and skill when dealing with solicitors, surveyors and anyone involved in the sale on your behalf. But what about AI?

Whether you herald the take-up of AI as a technological revolution or worry about businesses embracing a less personal approach, there’s no doubt that estate agency is already using this technology, and that it will continue to trickle into our interactions. As an industry, we are using AI and have been for quite a while: automated valuation models, scouring the internet for information to give accurate valuations to those searching; SEO optimisation to ensure your property listing contains content people are searching for; enhancing images; and creating automated follow-ups for estate agents that use marketing software.

While these innovations are helpful to us and our clients, there are downsides to implementing AI. AI-driven platforms reduce the need for human agents, and platforms such as Purplebricks and Opendoor in the US are examples of this. The use of an automated process also throws up issues around GDPR and the handing of sensitive data, which must be dealt with under strict guidelines. A bias in valuations or lending decisions could perpetuate inequalities, and it is of paramount importance that agents using AI are transparent with their clients.

The most successful agents will adapt to AI: AI will not replace good old fashioned estate agency when it comes to negotiations, trust and empathy, but there is a place for tech-driven efficiency. We must adapt to maintain effectiveness for our clients, never forgetting the importance of personal relationships. One cannot replicate the high street presence, the ability to discreetly market your home without the use of technology, accompanied viewings, years of experience, a friendly chat about the local property market, or a person on the end of the phone, and these qualities will become more important as AI’s introduction picks up speed.

The local property market We are pleased to report increased levels of activity in the local property market as we spring into the summer months. In response to the latest HMRC Property Transactions Data (May 2025), Jackson-Stops continues to see demand outpacing supply with, on average, five potential buyers for every new listing in April. A raft of fixed-rate mortgage deals expiring this year may also pre-empt an uptick in listings, as homeowners facing significant increases consider their next move, with one option being downsizing.
