New Term, New Chapter: Is It Time to Move?

September has a curious effect on our sense of time. The summer holidays come to an end, school starts again and suddenly the diary is filling up for the rest of the year. It is also a natural moment to take stock – and that can include asking a question that has been quietly sitting in the background: is our home still right for the life we are living?

The answer is not always about needing another bedroom or a bigger garden. Perhaps working patterns have changed, children have grown up, a long commute has become less attractive, or the house that once felt wonderfully spacious now feels like more work than it is worth. For others, retirement may be prompting a change of location, or the desire for a second home may have become more compelling after spending the summer somewhere that felt like a particularly good fit.

The Autumn opportunity
There is another reason September can be an interesting time to think about property. As the summer break ends, buyers who paused their searches tend to return, while properties that came onto the market earlier in the year remain available alongside new Autumn instructions.

For buyers, this can create an opportunity to look beyond the newest properties. A house that has been on the market for a while is not necessarily one that nobody wants; it may simply be one where the right buyer has not yet appeared. In a market with more choice, there can also be greater scope to consider properties that need updating, have unusual layouts or offer potential that is not immediately apparent from the photographs.

For sellers, the message is slightly different. More activity does not mean every property will attract a buyer, particularly when people have plenty of alternatives. The homes that stand out are often those where the price, presentation and marketing work together to give buyers a compelling reason to arrange a viewing.

Could your next move be different from the one you imagined?
One of the interesting things about the Chester, Cheshire, Wirral and North Wales market is the variety of lifestyles available within a relatively small area.

A move might mean exchanging a large family house for a more manageable village property, moving closer to Chester, leaving the city for the countryside, or relocating to North Wales after retirement. For others, it could mean finding a coastal or rural second home – somewhere to escape to at weekends and holidays, or perhaps somewhere that could eventually become a permanent base.

It is worth questioning some of the assumptions that can shape a property search. Does a home really need four bedrooms if two could become occasional guest accommodation and a study? Would a smaller house in a better location suit your lifestyle more effectively? Could a property requiring modernisation offer more potential than a finished house at the top of your budget? Sometimes the best move is not an upgrade in every category, but a change that gives you more of what matters most.

And what about Christmas?
There is still time for a move before Christmas, although it requires a degree of realism. Finding a property is only the beginning: offers need to be agreed, surveys and searches completed, mortgages arranged where necessary and the legal work progressed. If there is a chain, the timetable becomes dependent on several other transactions as well.

Starting in September therefore gives you more breathing space. It does not guarantee a pre-Christmas completion, but it gives you a better chance of making progress before the festive slowdown.

For sellers considering a move, this may be the moment to find out what your property is likely to achieve and whether the conditions are right to launch it. For buyers, it could be a good time to revisit a search that has become too narrowly defined – particularly if the summer has changed your priorities or introduced you to a different way of living.

A new chapter rather than simply a new address
Moving home is often presented as a practical exercise: more space, fewer bedrooms, a shorter commute or a better school. In reality, the decision can be much more personal.

Our homes tend to reflect the stage of life we are in, which means that a change in circumstances can make a previously perfect house feel less suitable. September provides a useful opportunity to step back and consider not just where you want to live, but how you want to live – whether that means more freedom, less maintenance, a new community, proximity to family or simply somewhere to enjoy the next stage of life. And if that reflection leads to a move, there is a rather appealing possibility on the horizon. A new home, a new routine and perhaps a Christmas tree in a completely different setting – followed by the New Year with the feeling that you have finally turned the page.
