Short Lets - What Are They?

I am writing to tell you about our dedicated Short Let Department, and to answer some frequently asked questions about this bespoke service we provide to our landlords.

 

Q: What is a short let?
A: A short let is a tenancy lasting for less than six months, which allows greater flexibility for landlords and tenants alike. Short term lets are subject to local authority restrictions.

 

Q: Why consider a short let?
A: There are a number of real benefits to letting your rental investment out in this way, some of which include:

• The ability to generate a greater return on rental income than a longer term rent, as tenants expect to pay a premium for this type of tenancy;
• The ability to maximise upon seasonal sporting and cultural events that take place in many of the areas we cover across south west and central London; these include Opera season, Wimbledon Tennis, and international rugby tournaments;
• The opportunity for you to spend protracted periods of time abroad whilst keeping your London property occupied, providing greater security to your home and a welcome rental income to help offset your travel costs;
• Receipt of rental payments upfront at the commencement of the tenancy.

 

Q: Who will rent my property on a short let basis?
A: Tenants we have secured properties for to date have included:

• Professionals within the corporate sector; for example those needing to relocate for a three month work placement in London, away from the family home;
• Families who are carrying out extensive renovation works to their own property;
• Those who are in between the end of a longer-term rental and waiting to complete on the purchase of their own property;
• Those who require accommodation to rent for a short period during insurance claims;
• Film and television production companies.

 

Q: How do I prepare my property for a short let?
A: We will be here to guide you through every stage and we can also manage the property for you. The following items are generally included within a short let rental:

• Utilities
• Television license
• Internet costs

Most of the properties we let in this way are fully furnished, with bed linen and towels provided.
