Surrey property market comment - autumn 2019

Alan King, director at Jackson-Stops Dorking, offers his property market comment for autumn.

With the UK's political future yet to be determined, and a general election on the way in December, it's most definitely a time for clear assessment on your property plans. The Brexit outcome may be on hold, but your plans to move should not be - there are still serious buyers out there looking for their next home and our advice is to price accurately for a successful sale.

With most potential buyers first searching online for properties, it's so important to get your price right. Your property will be seen ‘through the lens’ of a price and this determines a potential purchaser's reaction at the very start of their property search. Any property deemed 'overpriced' or just perhaps 'the going price' will be overlooked. Potential purchasers are clued up and price is now taking centre stage. There's so much online data at their fingertips that it takes a few seconds to find out if your home is even a little overpriced and therefore can be discounted.

If, on the other hand, your property is thought to be attractively or competitively priced, the reaction it will receive from potential purchasers will be much more positive, less critical and they will be compelled to view.

The old adage ‘price it up and we will accept offers’ is history. Get the price wrong and you may see a real lack of viewings and minimal chances of a sale.
