The spring market is nearly upon us, which is traditionally one of the best times to sell in the calendar year. Many people look to sell or buy at this time so they can be settled in a new home by summer time (and if required in readiness for the new school term), with the average transaction taking approximately three months. Gardens are coming into their own, the days are getting longer and the weather is warming up, so how do you keep one step ahead of the competition?

Here are our top tips for ensuring your home is ship shape and ready for viewings...

Lighten and brighten
Is your paintwork in need of a refresh? A lick of paint can make all the difference to your rooms, making them look cleaner, crisper and larger. Perhaps your bathroom cabinets could do with a makeover? If you have one eye on selling your home it's wise to choose neutral shades that will open up any room. Save the statement colours for your new home!

Declutter
What may be treasured and personal to you may be viewed as superfluous to requirements by a potential buyer. View your home as an outsider would and pack up anything that's not necessary. This gives house hunters a helping hand in visualising their own furniture and personal items in your home.

Fresh scents
Rover may be a valued family member, but his smell should not be! It's terribly easy to get used to the smell of pets, so if you have them consider a spring clean of your carpets prior to viewings. Open windows to bring the outside in and banish those household smells. While you're there, give your windows a thorough clean inside and out.

Repairs
It's easy to add 'fix bathroom door handle' to your growing mental list of small repairs to make around your home, but put pen to paper, make a proper list and get to it! If you've been meaning to fix that roof tile, get up there and fix it, or find someone who can! Clear the gutters, clean your outdoor windowsills, replant your hanging baskets and give your home the love it deserves.

Gardening 
Take advantages of the coming lighter nights, warmer days and hopefully drier period and grab your green fingers. Wipe out those weeds, trim those borders, treat your lawn and tidy up your patio. It's amazing what you can accomplish in a few hours.
