To market or not to market?

Many property sellers take their properties off the market for the Christmas Season, imagining that such a busy time tends to suppress the market.

Certainly, if you are living in a holiday hotspot or in a remote Welsh village, the market still remains seasonal, but in urban or even semi-rural locations, whilst quieter, the market is most definitely functioning. By keeping your property on the market, when others are withdrawn, it means that the competition is less and those purchasers that now have complete chains or have suffered a 'fall through' may well look at houses they would not have done when there was more to choose from.

Maybe their search radius will get bigger, maybe their criteria becomes “looser” but, certainly, the viewings we book at this time of the year are from active purchasers who really want to buy – quality over quantity.
