Virtual property viewings on the rise

With Tier 2 and 3 restrictions on the horizon, but the lure of stamp duty savings remaining until March 2021, many potential purchasers are turning to estate agents that can offer virtual viewings in order to purchase their home before the deadline. Property video tours have been part of Alderley Edge's inclusive fee for all vendors for many years and are available for all Jackson-Stops Hale properties. We've seen a significant increase in the number of virtual property views over the last few months - an indication that potential purchasers - and vendors - are turning to agents who can offer this extra level of service.

Many agents' doors are still open, but this hasn't stopped clients from virtual viewings as their first port of call when deciding on properties to buy. October saw a 6.5% increase in the number of virtual viewings when compared to September - the highest level of viewings this year. Indeed, a third of viewings now take place virtually, signifying the importance of property videos when selling your home.

Jackson-Stops Alderley Edge has offered audio tours for all of its properties for several years, being one of the first in the area to understand the significance of giving purchasers an additional tool when choosing which homes to view in person.

Our property videos were viewed over 15,000 times in the last four weeks alone, with over 40,000 views in the last three months. April saw a 10,000 increase in the number of property video views - indicative of the shift in property viewing behaviour once lockdown began - and we've seen increases month-on-month ever since.

Crispin Harris, Director at Jackson-Stops Alderley Edge, commented: "We were one of the first agents in the area to harness the power of audio tours for our properties, which give potential purchasers the ability to view homes from the comfort of their own sofa. They also ensure that vendors can take advantage of a huge number of purchasers who now choose to make initial decisions based on digital marketing. If that includes an audio tour, potential buyers are able to really see a home in its full glory before shortlisting properties. It's one more tool in our extensive armoury of property marketing.

"Although the current lockdown is due to end on 2nd December, we're entering a new tiered system, and I foresee that virtual viewings will remain an increasingly important source of information about properties. We're delighted that our early adoption of this form of marketing has resulted in increased viewings of our clients' homes and increased sales."
