A character property with origins dating back to the 15th century, in a delightful walled garden setting, surrounded by farmland and adjacent to Cliffe Pools Nature Reserve, about 35 miles from central London DESCRIPTION Alleyns Hill Farm is a former aisle or hall house, now farmhouse, believed to date back in part to the 15th Century. Timber framed and clad in brick and weatherboarding under a hipped tiled roof. The present owners have been here since the mid 60s, with a strong farming history in the area. The house has been extended over the years but retains much of its period charm and offers further potential for adapting/modernising. The house sits on a plot of about 0.4 of an acre with off-road parking and a beautiful, private walled garden. There are some wonderful, far reaching and panoramic views to be enjoyed from the property. FEATURES - Captivating outlook from most rooms, several of which are double or triple aspect. - Beautiful inglenook fireplaces in the sitting and dining rooms. - Exposed beams in the older portions of the house including the posts/doorways of the old screens in the main reception room. - Dry cellar. - Triple aspect kitchen/breakfast room with views out over the fields to the Church and sliding glazed door to the rear garden. Stanley range cooker that serves the central heating and hot water. Neff integrated double oven and 5 ring gas hob. Space for a dishwasher and American style fridge freezer. Wooden wall and base units. - Three double bedrooms on the first floor, one accessed via a second staircase. There is a 4th bedroom/dressing room accessed through this bedroom and a 5th single bedroom/playroom/office space on the second floor. Four of the bedrooms/rooms have built-in/fitted wardrobes and two have feature fireplaces. - Two shower rooms (one en suite) on the first floor and an additional bathroom on the ground floor. - The beautiful walled garden is predominantly laid to lawn with planted beds around the perimeter. There is a paved patio accessed off the garden room to the side of the house. There are also two garden sheds and a greenhouse within the garden. - Off-road parking to the side of the house. SITUATION See the video: The property is located on one of the most northern points of Kent, on the Hoo peninsula, close to the River Thames estuary and adjacent to the RSPB Cliffe Pools nature reserve. Despite this apparent peripheral position, the property is very accessible by car, being just 6 miles from the M2/A2 and about a 21 minute drive from Ebbsfleet International (St Pancras from around 20 minutes). It is a beautiful rural spot with a wide open landscape and expanse of sky with views over farmland and the Cliffe pools, with its mass of wildlife and excellent walking opportunities. Rochester station (6.8 miles) has direct services to London Bridge, Charing Cross, St Pancras and Victoria from about 37 mins. Cliffe is an ancient village with a wealth of history. The village itself has a public house (about a third of a mile), local convenience store (0.6 of a mile), a good primary and pre school, medical practice, men's social club and one of the largest parish churches in Kent, visible across the fields from the house. Cliffe Woods (2.5 miles) offers further local facilities. Strood (5 miles) and Rochester (6 miles) have more comprehensive shopping and recreational facilities. Bluewater is about a half hour drive away. King's Rochester is about a 20 minute drive away. The City of Rochester School (specialist for ASD) is just over 2 miles away. There are grammar schools in Rochester and Gravesend. DIRECTIONS From London, heading east on the A2, exit where the road merges onto the M2, signposted towards Rochester. Take the A289 towards Gillingham. After about 2.3 miles exit onto the B2000 towards Cliffe. Continue for about 3.6 miles, through Cliffe village, before turning left onto Buttway Lane by the Six Bells pub. Proceed out of the village and as the road bends to the left, turn right onto Allens Hill and the property will be found on the left. PROPERTY INFORMATION - Services: Oil fired range central heating.
