THE PROPERTY

Savill Road is a good sized, detached village house situated in an elevated position on a quiet street in the centre of Lindfield. On the ground floor there is a good-sized entrance hall, a particularly well-proportioned and elegant sitting room with a gas fireplace, solid oak flooring and large windows offering southern light and views. From the entrance hall there are oak framed double glass doors to a beautiful fitted kitchen, with island, solid oak flooring, NEFF integrated hob and oven, granite worktops and an open plan dining area which has large double glass doors onto the garden at the rear. A good-sized utility room, a rear porch/boot room, large understairs cupboard and downstairs WC complete the ground floor accommodation.

On the first floor there are four good-sized bedrooms and a lovely family bathroom with bath and separate shower cubicle. From the landing there is access to an outdoor veranda with views towards the village and Haywards Heath.

The back garden is a particular feature of the property and has been terraced to provide seating and play areas in a secluded setting, backing on to open fields. There is a large, paved area which would be ideal for a garden office, subject to planning consent. There is a well-established front garden with garage and off-street parking for three cars.

The previous owners had obtained planning permission (now lapsed, details available from MSDC) to add a large two-storey extension to the rear of the property, which would have created a fifth bedroom with ensuite bathroom upstairs and an extended family, open-plan living area downstairs.

The property is located a short distance from the historic and vibrant Lindfield High Street, as well as a brisk walk to Haywards Heath mainline station with fast train services into London Victoria and London Bridge. Savill Road is close to a wealth of lovely shops, pubs, restaurants, and transport facilities. The A23 lies to the west providing direct access to the motorway networks, Gatwick Airport and Brighton. South Downs National Park and Ashdown Forest are both within an easy drive offering walks throughout the Sussex countryside.

Lindfield Primary and Blackthorns Primary schools are nearby but there are many other outstanding schools in the area including Great Walstead and Cumnor House Prep schools and Oathall and Warden Park Academy Secondary schools.
