THE PROPERTY

Barn For Conversion - An exciting barn conversion/replacement build opportunity to create a contemporary modern home in an edge of village setting with rural views.

Grove Farm Barn is a substantial steel framed agricultural building with a barrel roof, which sits beyond Grove Farm House and its model farm range of buildings.

The property is approached via a right of way over a long track driveway with the site, which abuts farm and meadow land, extending to about 1.3 acres.

Plans prepared by Roger Balmer Design of East Bergholt (Tel. 01206 299477), show the potential to convert the existing building to a stunning contemporary modern home with an open plan ground floor, featuring kitchen, dining and sitting areas, together with a spacious master bedroom suite with dressing room and en suite bathroom.

On the first floor the plans show 4 bedrooms, family and en suite bathrooms, together with a study, cloakroom and laundry room.

There is ample space within the plot, and indeed a former cart lodge which, subject to planning, offers the potential for siting of a modern cart lodge range.

The architects are confident that an application to replace the existing structure with a similar size and design new build property, in a similar location could achieve planning consent, and they will be happy to discuss such an option.
