THE PROPERTY

This beautifully proportioned Victorian house, enhanced by graceful Edwardian additions, is nestled within approximately four acres of enchanting, park-like gardens. The grounds include an enclosed walled swimming pool, creating a sense of privacy and grandeur, all set in the heart of the charming village of Fairseat.

Description

This handsome family home retains a wealth of original period features, including high ceilings, decorative cornicing, original sash windows, dado rails, polished wooden floors and several working fireplaces. Together, these elements combine to create a home of exceptional character, elegance and warmth.

The welcoming reception hall offers a sense of space and refinement, with an impressive staircase rising to the first floor.

The elegant drawing room and formal dining room are both beautifully appointed, each featuring open fireplaces with ornate surrounds and mantelpieces. Bay windows fitted with French doors open directly onto the attractive terrace, connecting the interior with the gardens beyond.

The dining room further benefits from original wooden shutters.

A well-appointed library provides a peaceful retreat, complete with fitted wooden bookshelves and an open fireplace, whilst the study offers a home workspace with panelled-effect walls and fireplace.

The kitchen is both practical and stylish, fitted with a comprehensive range of white wooden units topped with granite work surfaces. Features include a double butler sink, a five-ring Falcon electric range cooker and space for a dishwasher and large fridge/freezer.

Open to the kitchen, the breakfast room enjoys a partially glazed roof, flooding the space with natural light and creating an ideal area for everyday dining.

Additional features on the ground floor include a concealed trapdoor leading to a three-room cellar, a spacious walk-in larder, a utility room with butler sink, cupboards and shelving and a second staircase providing access to the first floor.

The principal bedroom suite enjoys a dual aspect and direct access to a balcony overlooking the gardens. Steps lead down to a luxurious ensuite bathroom with roll-top bath and a separate fully tiled shower.

There are four further bedrooms on the first floor, including three generous doubles, one with ensuite facilities and a single bedroom, all served by a family bathroom.

The second floor is arranged over split levels and offers additional versatile accommodation.

An attic room with sloping ceilings and restricted head height provides useful ancillary space, while a triple-aspect bedroom features a vaulted ceiling and panoramic views across the gardens and surrounding countryside.

Gardens and Grounds

The park-like gardens are predominantly laid to lawn and interspersed with a wide variety of mature trees and established shrubs, creating a serene and picturesque setting.

The enclosed, walled swimming pool enjoys a paved surround, planted borders and a charming brick-built pool house, ideal for entertaining and summer enjoyment.

To the front of the property, a spacious circular gravel driveway provides ample parking and leads to a three-bay oak-framed garage, completing this exceptional country home.
