THE PROPERTY

A lovely three bedroom mews house occupying a glorious position abutting and having stunning views of Dolphin Cut and Slipper Pond.

Part of an award-winning development constructed in the 1990s, the house could now benefit from being updated, and will provide a lovely full-time home or amazing weekend retreat.

The accommodation comprises three first floor bedrooms, the master of which has an en-suite bathroom, and a lovely sitting/dining room opening onto a conservatory with stunning water views. There is a garage (leasehold) and parking and the property is within 300 yards walking distance of the village centre and town square with both The Slipper and Emsworth Sailing Clubs being close by.

This pretty harbour-side town on the boundary of Hampshire and Sussex is extremely popular and it is not hard to see why. It has retained a good collection of local shops, pretty pubs and noteworthy restaurants including 36 On The Quay and Fat Olives. The town hosts two sailing clubs and still retains a small fishing fleet. Despite its idyllic setting Emsworth is extremely accessible with good rail and road links to London, Havant Station providing a mainline service to Waterloo in 1 hours 25 minutes. Gunwharf Quays and the old city of Portsmouth are only 10 miles away and the cathedral city of Chichester lies 9 miles to the east. Sailing is the predominant pastime on Chichester Harbour whilst the countryside to the north has been designated as The South Downs National Park.
