THE PROPERTY

Pucks Cottage is believed to have been built in the 1950s using reclaimed materials to create a most attractive cottage of character tucked away in this attractive backwater of the village. The interior has plenty of character including exposed beams, inglenook style fireplace, stone flagged floors and a number of lattice windows with working shutters. The cottage is a 500 metre walk from the sea, by a good path alongside the old mill pond, now an area of Special Scientific Interest of wetland habitat with bird life and grazing cattle, creating a unique and picturesque landscape.

The village of Nutbourne lies 6 miles to the west of Chichester and 2 miles to the east of Emsworth. There are a number of local shops in neighbouring Southbourne about half a mile away and these include a GP surgery and pharmacy together with a post office within the Co-op convenience store. There are nearby walks through open farmland to the edge of Chichester Harbour and its Area of Outstanding Natural Beauty with a number of breathtaking harbourside walks. Comprehensive shopping facilities can be found in either Chichester, Emsworth or Portsmouth. The railway halt at Nutbourne allows access to regular rail services from either Chichester or Havant to London Victoria in about 1 hour 40 minutes or London Waterloo in about 1 hour 25 minutes respectively. Local rail services provide easy connections to Chichester, Emsworth or the shopping facilities of Gun Wharf Quays.

Sailing is perhaps the predominant pastime in the immediate area with a choice of sailing clubs on both Langstone and Chichester Harbours. Goodwood, to the north, is internationally known for its horse racing, Festival of Speed and the Revival meeting at its historic motor circuit. There is also a private members club and country club with sporting facilities.

The rich countryside of the South Downs National Park provides many opportunities for walking, riding and mountain biking. Staunton Country Park, just outside Havant, has 1,000 acres of landscaped grounds whilst Stansted Park with its historic house and grounds, has numerous walks through its many acres of ancient beech forest.
