THE PROPERTY

Little Anchor can be found in the very heart of this much requested sailing village lying just a short distance from Itchenor Sailing Club and the foreshore.

The property offers excellent living accommodation, ideal for entertaining benefitting from a spacious reception hall/sitting room which in turn leads down to a further reception area with fitted wood burning stove, both having exposed ceiling timber. Adjacent to this is a good size kitchen/breakfast room. There is also a ground floor bedroom and cloakroom. Gothic style folding doors then lead to a magnificent vaulted dining room with exposed ceiling timbers and underfloor heating throughout. This room also provides various access points out onto a large entertaining terrace with the pool terrace beyond. The ground floor also boasts a substantial dual aspect family/games room with tiled flooring throughout, two large skylights and a good range of fitted cupboards. This room again has underfloor heating. This room provides access to the tandem integrated garage which has two up-and-over roller doors, ideal for boat storage at the front and rear. There is also a second cloakroom.

On the first floor the dual aspect master bedroom provides access out onto a balcony which overlooks the rear garden and also has an en-suite shower. There are two further bedrooms and a family bathroom.

Little Anchor also benefits from a self-contained detached annexe which was the former Customs House for the village. This provides further ancillary accommodation comprising of a conservatory, kitchen, sitting room and a ground floor bathroom. A paddle staircase provides access to a first floor loft room.

Little Anchor stands in substantial gardens of approx 3/4 of an acre with an in-and-out driveway to the front with ample parking and double gates providing access to the rear. There are various entertaining terraces with a substantial pool terrace and heated swimming pool. The remainder of the gardens predominantly laid to lawn with a number of mature trees. Detached workshop and timber garden shed.
